Facilities Maintenance Manager
Hendricks Commercial Properties is looking for a Facilities Maintenance Manager to join our team. This full‑time position is located in Indianapolis, IN.
About the Role As the Facilities Maintenance Manager, you will effectively manage and direct the day‑to‑day maintenance activities of a property. You will monitor and maintain all building mechanical and electrical systems and manage the daily work order system. You will initiate, perform, and oversee all maintenance projects on the assigned buildings.
Key Responsibilities
Oversee specific operations or projects within the company.
Plan, organize, lead, and control daily work and day‑to‑day operations of particular projects.
Act as an essential element in driving the day‑to‑day operations of the company.
May manage multiple employees and directly interact with employees on a daily basis.
Oversee, train, discipline, and evaluate employees more frequently than their manager.
Monitor and maintain all building mechanical and electrical systems.
Manage the day‑to‑day work order system.
Participate in a 24/7 on‑call rotation for tenant needs and emergencies.
Initiate, perform, and oversee all maintenance projects on a building.
Work with the director to develop scope of work for small improvements and solicit qualified contractors to bid the work.
Work with the director on approval of capital/operational expense projects to fit within the budget.
Identify areas of potential safety hazards to minimize risk.
Ensure assigned facilities are aesthetically pleasing through routine maintenance, general repairs, lighting, parking and grounds clean‑up.
Be responsible for the full range of HVAC systems, lighting, fire/life safety, plumbing, and utilities to ensure proper operation.
Respond to tenant maintenance calls even after normal working hours.
Assist with snow/ice removal as needed.
Review and audit records on routine maintenance of building systems and equipment.
Identify areas of improvement or potential savings within a group of properties.
Driving is an essential function.
Qualifications Education:
High school diploma or equivalent.
Experience:
5‑10 years field experience in building construction, maintenance, and systems; broad knowledge of blueprints, HVAC, boilers, sprinkler systems, utilities, electrical systems; knowledge of life safety, NFPA, ADA, NEC, and general building codes.
Skills:
Highly motivated, self‑starter with great organizational skills; strong personal skills to interact with tenants, contractors and HDG Management; proficiency in Microsoft Office (Word, Excel, Outlook).
Preferred Qualifications:
Degree from a two‑ or four‑year college or university; experience with Yardi or equivalent software.
Mandatory:
U.S. work authorization.
