Position Purpose T. Baker Smith is seeking an experienced, client-oriented Land Development Project Manager to join our growing Land Development team. This position is ideal for a landscape architect or civil engineer with 5–10 years of experience in the land development industry who excels at coordinating complex site development projects from concept to completion.

You will manage projects through all stages, including due diligence, land planning, design coordination, and permitting, while collaborating closely with our senior engineering and CAD teams. The ideal candidate is a big-picture thinker who understands the development process, can communicate effectively with clients and permitting agencies, and thrives in a leadership role focused on client satisfaction and project delivery.

Essential Functions Project Leadership and Management

Lead and manage multidisciplinary project teams through all phases of land development projects including concept, design, permitting, and construction support.

Develop project scopes, budgets, and schedules in alignment with client objectives.

Coordinate with senior engineers, CAD technicians, and other design professionals to ensure project quality and timely delivery.

Oversee multiple projects simultaneously while maintaining strong client relationships and profitability goals.

Client Relations and Business Development

Serve as the primary client contact for assigned projects, building and maintaining trusted relationships.

Anticipate client needs and proactively communicate project updates, challenges, and opportunities.

Collaborate with market sector leaders to expand client relationships and identify new opportunities.

Represent TBS in meetings with clients, agencies, and stakeholders.

Permitting and Coordination

Manage the permitting process with local, state, and federal agencies.

Coordinate with land planners, architects, surveyors, and environmental consultants to navigate complex development challenges.

Ensure that projects comply with all applicable codes, regulations, and standards.

Team Collaboration and Mentorship

Work closely with senior engineers with 25+ years of experience who provide technical oversight.

Collaborate with AutoCAD and design staff to translate conceptual designs into construction documents.

Promote a positive, cooperative, and team-oriented work environment.

Qualifications

Bachelor’s degree in Landscape Architecture, Urban and Regional Planning, Civil Engineering, or a related discipline.

Five to ten years of experience in site design, land planning, or civil/site development.

Strong understanding of land development processes including planning, design, and permitting.

Excellent communication, coordination, and client service skills.

Ability to manage multiple priorities and meet deadlines in a fast-paced environment.

Experience with project management tools and workflows including ERP, scheduling, and budget tracking.

Professional licensure or certification (PE, RLA, AICP, or equivalent) preferred but not required.

Work Environment While performing the duties of this job, the associate is generally in both a typical office and outside environment and thus, exposed to the noise, dust, smells, and other environmental factors present in such an environment. This position requires travel to visit clients, tour project sites, and other TBS office locations and visit other field locations periodically.

Hours of Work This is a full-time position, requiring 40+ hours per week. This position can be non-exempt or exempt. Nights away from home and weekend commitments to the firm, its associates and clients are required.
