Overview
We are seeking a strategic and detail‑oriented professional to oversee the reliability of utility generation systems on our South Campus. This role is responsible for implementing and managing preventive and predictive maintenance programs for all critical assets within central plant and utility operations. The ideal candidate will leverage CMMS/Maximo tools to ensure maintenance activities are effectively planned, executed, and optimized for long‑term performance.
Responsibilities
Effectively manage critical assets and systems used for generation of chilled water, steam, and other building systems that support patient care, research, and administrative buildings on the south campus.
Strategically develop both preventive and predictive maintenance programs for new and existing equipment assets.
Implement maintenance programs using CMMS (Maximo) and manage the process for creation and importation of new assets as part of capital improvement projects.
Ensure adherence to regulatory requirements and standards (CMS, Joint Commission, TCEQ, AAALAC, etc.).
Supervise assigned craft staff and foster development of required skills and competencies.
Lead reliability‑centered maintenance initiatives and develop reports to demonstrate program adherence.
Coordinate vendor‑based monitoring systems and integrate them into local maintenance practices.
Develop and strategy to optimize energy efficiency of the chilled water generation operation.
Act as subject‑matter expert for chilled water optimization control program and coordinate training with stationary engineer team.
Monitor critical asset downtime and collaborate internally or with vendors to address reliability issues.
Maintain CMMS data standards, ensuring work order schedule adherence, reduced maintenance spending, and data quality.
Participate in BIM modeling and drawing review processes to ensure new utilities generation assets are captured in CMMS.
Oversee contracted work to ensure quality workmanship and adherence to institutional policy.
Act as interim incident sub‑command point person during emergency situations and coordinate local response efforts.
Provide information for local campus operational expense and capital budgets.
Qualifications
Associate’s degree in a related field or equivalent experience. Up to five years of construction, maintenance, estimating, project management or scheduling required, plus one year in a supervisory capacity (or equivalent education/experience substitution).
Very good working knowledge of a CMMS solution, preferably IBM Maximo.
Good understanding of general facilities maintenance programs, including preventive maintenance (PM).
Ability to extract data and metrics from databases using Excel, Access or similar.
Experience leading teams or demonstrated leadership potential.
Strong analytical skills and ability to collaborate across departments.
Proficiency in MS Office suite (PowerPoint, Word, Visio, Excel).
Ability to complete special projects with minimal supervision and mentor others.
Successful completion of LEADing Self Accelerate and/or LEADing Self Discover programs (with associated experience credit) is preferred.
