Job Responsibilities

Perform all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, and handling applications, credit screening, and background checks.

Collect and record all pertinent information from prospective residents at move‑in.

Continuously update the market survey to stay informed about current market and competitor conditions that may impact the community’s occupancy, market rent, and sales results.

Design and execute marketing activities and events to drive traffic to the property, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail), and other specific plans.

Use the on‑site property management software (Entrata, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.

Ensure that the property and show units meet the Company’s standards for show quality by inspecting the marketing corridor and leasing tour daily.

Support the property’s lease renewal program by preparing renewal letters, meeting with residents, and ensuring renewal documents are signed on time.

Respond quickly and courteously to resident and client/owner concerns, taking prompt action to solve problems or document requests.

Demonstrate customer service skills by treating residents and others with respect, answering questions, and responding sensitively to maintenance complaints.

Attend community and networking events, align with local associations, and participate in outreach marketing to generate referral sources and new business leads.

Use current CRM to maintain an accurate prospect database, assist with daily follow‑up contacts, and coordinate creative follow‑up deliveries.

Organize and ensure an adequate supply of sales collateral, marketing, and outreach packets.

Maintain files and marketing materials for realtors, transition companies, and moving companies.

Maintain Sales Consultant – SH copies of all floor plans in hard copy and email versions.

Job Description Summary The Sales Consultant is responsible for executing the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role serves as a key point of contact for prospective residents, guiding them through the leasing process with professionalism and a deep understanding of the community’s lifestyle offering. Responsibilities include lead management, CRM utilization, data analysis, event support, and collaboration with the Lifestyle Coordinator to enhance resident engagement.

Compensation The hourly wage for this position is $24.00 - $27.00 in addition to an owner‑approved bonus structure. Many factors determine employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.

Additional Compensation

Corporate Positions: May be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

On‑site Property Positions: May be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
