Maintenance Technician - Lead Location:

The Lead Maintenance Technician, under the direction of the Maintenance Manager, is responsible for general maintenance, repairs in apartments and buildings, maintaining curb appeal and quality of apartment homes, and responding to service requests from residents.

Responsibilities

Participate in all maintenance projects.

Perform general repair of property grounds, apartments, and building exteriors.

Support the Maintenance Manager with budgets and other administrative tasks.

Respond to resident requests for maintenance and service within HVAC, electrical, plumbing, and appliance repair by troubleshooting the problem and taking appropriate action to repair and/or restore service within quality and time standards; escalates problem to supervisor or outside contractor as necessary.

Perform preventive maintenance repair on all systems at the property.

Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by completing the pre‑move‑out inspection, creating a “punch” list of maintenance work needed, scheduling vendors and contractors as needed, obtaining required supplies and materials, completing all maintenance tasks, and inspecting completed work.

Demonstrate customer service skills by treating residents and others with respect, answering resident questions, responding sensitively to complaints about maintenance services, and completing assigned work orders with efficiency and urgency.

Other duties as assigned.

Qualifications

3+ years of apartment maintenance experience.

Universal EPA/CFC Certification.

Mastery of appliance, electrical, and plumbing repair.

Strong understanding of HVAC repair.

Valid Driver’s License and must live within 30 minutes of the property.

Excellent English communication skills, both verbal and written.

Responsible for taking calls for after-hour emergency maintenance, including nights and weekends on a rotational basis.

Have personal/reliable transportation to respond to on-call emergencies.

Carry a cell phone as required for on-call maintenance.

Ability to use a computer.

Ability to walk the grounds and apartments, ascend stairs, lift 60 lbs., climb ladders over 10 feet, and perform other general physical activities.
