Maintenance Supervisor
LYND Management Group, LLC invites applications for the Maintenance Supervisor role. The position reports to the Property Manager and leads a maintenance team to ensure repair and upkeep of apartment units, common areas, and mechanical equipment. The supervisor maintains property appearance, coordinates vendor/contractor work, and manages on‑call service requests.
Responsibilities
Prepare market‑ready apartments, including painting, flooring, repairs, and housekeeping.
Schedule subordinates, ensuring work orders and make‑ready units are completed on time.
Oversee vendor/contractor assignments and communicate with the Property Manager regarding significant appliance replacement or contractor work.
Maintain the property preventative maintenance schedule and record maintenance log findings.
Complete move‑in unit inspections; verify appliances, fixtures, and unit cleanliness.
Respond to resident service requests, prioritize, and assign to maintenance staff.
Ensure maintenance work order paperwork is completed, debris is cleaned, and time on units is recorded.
Provide on‑call emergency service requests based on business necessity and communicate hours worked.
Delegate the on‑call schedule to the qualified maintenance team.
Have knowledge of plumbing, pool, HVAC, basic electric, carpentry, painting, and snow removal where applicable.
Work with maintenance staff and landscaping vendor to maintain grounds and common areas.
Keep accurate inventory of maintenance and cleaning supplies and reorder as needed.
Maintain safety practices, OSHA compliance, and company standards for all maintenance staff.
Represent the company professionally, wearing the company uniform and required ID.
Assist in hiring, training, and developing assigned staff, including painters and landscaping staff.
Skills & Abilities
HVAC knowledge (preferred).
Supervisory experience and leadership skills.
Knowledge of federal, state, and jurisdictional multi‑family housing laws and Fair Housing.
Bilingual – Spanish is a plus.
Tool operation skills; may need own industry‑specific tools.
Visual inspection skills for units and property.
Detail orientation, problem‑solving, and critical thinking.
Basic computer and mobile device skills.
Confidentiality and discretion; take‑charge personality.
Company software proficiency requested.
Education & Experience
High school diploma/GED and 3–5 years of facility maintenance and mechanical repair experience (or equivalent).
EPA Type II or Universal license and Certified Pool Operator (CPO) required.
Trade school and military training are a plus.
Trade skills include plumbing, electrical, drywall, painting, cabinetry, carpeting, pools, and appliance repair.
Must be flexible and on‑call for emergencies on weekends, evenings, and holidays.
