Contract Property Accountant
Location:
Brentwood, TN
Pay Rate:
$36 – $45 per hour
Position Overview We are looking for a skilled Property Accountant to join our team on a contract basis. This role will manage financial operations for a portfolio of properties, ensuring accuracy in reporting and adherence to deadlines. The position requires strong attention to detail, particularly with CAM reconciliations, and the ability to support key accounting processes such as month‑end close, audits, and budgeting. This is an on‑site role and may require additional hours during peak periods.
Key Responsibilities Monthly Accounting & Reporting
Prepare and post entries for rent, tax income, and CAM charges in accordance with lease terms.
Handle accruals and amortizations for expenses including taxes, insurance, utilities, and management fees.
Review property‑level financial statements and provide initial variance analysis.
Reconciliations & Balance Sheet Management
Complete reconciliations for bank accounts, escrows, reserves, and prepaid schedules.
Maintain accurate fixed asset records and track capital expenditures.
Monitor aging reports for receivables, CAM balances, and other key accounts.
Variance Analysis & Forecasting
Draft variance explanations for budget vs. actual results.
Update property‑level forecasts and assist with budget revisions.
Cash Flow & Financial Packages
Maintain cash flow projections and prepare reporting packages for stakeholders, including rent rolls and DSCR calculations.
Annual Processes & Audit Support
Perform CAM and insurance reconciliations and tenant tax true‑ups.
Provide documentation and respond to auditor inquiries during annual audits.
Development Accounting
Track project costs and ensure timely reporting for development activities.
Review contracts and coordinate with project managers for financial oversight.
Qualifications
Bachelor’s degree in Accounting, Finance, or related field preferred.
Prior experience in property accounting or real estate finance strongly preferred.
Proficiency in accounting systems and Microsoft Excel.
Strong analytical and organizational skills.
Ability to work extended hours during high‑volume periods.
