Lead Maintenance Technician, Multisite - Jacksonville, FL
ResProp Management is a multi‑family property management company serving residents and owners. We are seeking an experienced Lead Maintenance Technician to manage all maintenance operations across multiple sites.
What You’ll Be Doing
Oversee all aspects of service operations to ensure operational goals are achieved.
Participate in completing work orders including repairing and replacing appliances, plumbing, HVAC, electrical systems, and related components.
Provide positive customer service to current and prospective residents.
Train maintenance teammates and encourage them to reach their full potential.
Provide input to Property Manager regarding teammate performance reviews, resident praise, and corrective action needs.
Assist Property Manager in recruiting and interviewing potential maintenance team members.
Maintain organization of maintenance shop and property appearance.
Research and evaluate current and potential products used in maintenance and upkeep of the property.
Schedule and supervise all in‑house and vendor work.
Manage work orders and response times, ensuring completion within established deadlines.
Oversee inventory, ordering, and delivery of all necessary supplies and equipment for maintenance.
Oversee and manage a safe, healthy, and accident‑free environment and ensure OSHA standards are met at all times.
Oversee unit turns and renovations within set goal time frames.
Walk apartments upon move‑out with leasing team to assess damage and determine necessary work to make the apartment rent‑ready.
Additional duties may apply.
What You Must Have
At least 8 years of general maintenance/general repair experience, with 3 years of apartment industry experience required.
Management experience required.
EPA Universal certification required.
Proficiency in trade skills including plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pools, appliance, and related disciplines.
Trade licensing preferred but not required.
Tech savvy; efficiently use computers and basic software programs.
Must have own tool kit.
Must live within 30 minutes of property.
Must have dependable transportation and be able to accommodate a rotating on‑call schedule.
Must be able to perform physical requirements of the job such as lifting, carrying, pushing or pulling objects up to 50 pounds.

Physical Requirements Requires ability to walk, stand, sit, and climb stairs for office work, apartment inspection, and sales tours. Approximately 60% of time walking and climbing, 30% sitting. Must be able to lift or carry for document dissemination, preparation of apartments for customers, and moving furniture/appliances within the office and apartment environment. Over 150 pounds – rare need (less than 5% of time); 75–150 pounds – occasional need (1% to 33% of time); 25–75 pounds – frequent need (33% to 66% of time); less than 25 pounds – constant need (66% to 100% of time).
Employment Eligibility Requirements
Applicants will be required to pass a background check and reference check prior to their first day to verify employment eligibility.
