Opportunity Immediate opening for a Maintenance Specialist located in Houston, TX. This position will provide hands‑on temporary maintenance support to our multi‑family portfolio in Houston as well as Tempe/Mesa AZ. Duties will include all general maintenance activities, HVAC maintenance/repairs, plumbing repairs, electrical repairs, appliance repairs, preventative maintenance, vacant unit make‑ready activities, property safety/condition inspections, interior unit renovations, pool/pump maintenance, drywall repairs and painting. This position reports directly to Multifamily Asset Management with a strong dotted line to Multifamily Engineering and Construction teams based in Dallas, Tx. This role requires 50% travel.

Key Responsibilities / Duties

Technical skills in HVAC, electrical, mechanical, painting, plumbing, and carpentry.

Good working knowledge of boiler, chiller, and pumping systems.

Coordinate and perform general building maintenance activities.

Perform and document safety hazard inspections for the grounds, drive lanes, parking lots, and buildings.

Perform preventive maintenance activities and recommend improvements to the PM program on an ongoing basis.

Coordinate site access for outside contractors, utility providers, and municipal inspectors.

Check fire alarm panel for trouble signals and report anomalies.

Inspect vacant units and mechanical rooms for condition; perform janitorial services as needed.

Inspect exterior grounds and pick up trash as needed and report unusual conditions.

Check exterior lighting for proper operation; replace burned out lamps if within reach or report to management.

Review site plans and service cut‑offs for accuracy.

Respond to all emergency situations and resident concerns quickly.

Implement and administer inventory control programs; purchase parts and supplies.

Assist in solicitation and administration of maintenance/repair service contracts.

Evaluate and supervise property maintenance staff, as required.

Train property maintenance staff and manage implementation of Westmount programs, policies and standards.

Assist with capital improvement projects in collaboration with Engineering and Construction department.

Assist with due diligence inspections of potential acquisitions, as requested.

Inspect properties to ensure third‑party management companies comply with Westmount property safety policies, preventative maintenance procedures and general property upkeep standards.

Other duties may be assigned.

Requirements / Qualifications

High School Diploma required; professional certifications related to property maintenance preferred.

Minimum 7 to 10 years of professional work experience on multi‑family properties.

Organized, focused, high level of attention to detail and able to work independently.

Flexibility to travel on short notice; 50% travel required.

Must have a reliable and well‑maintained vehicle and a valid Texas driver license.

Must have a good or exceptional driving and/or MVR record.

Must have own reliable transportation and automobile liability insurance on personal vehicle with minimum limits of at least $100,000 combined, or $100,000/$250,000/$50,000 split.

Must have basic hand and power tools sufficient to accomplish the role.

Universal for refrigerant certification required.

Good working knowledge of basic construction means and methods.

Ability to respond quickly and communicate effectively with senior staff, co‑workers, residents, and contractors.

Ability to solve problems and deal with a variety of options in complex situations.

Must be able to use a PC for reviewing e‑mail and accessing the Internet to order materials and track work orders.
