About the maintenance supervisor position We're looking for a talented maintenance supervisor who will be responsible for the day-to-day maintenance operations and physical upkeep of the assigned property, and for ensuring that the property is compliant with Avenue5 policies and standards, in addition to all local, state and federal regulations.
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make-ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance related issues in a timely manner as outlined in Avenue5 Policy and Practices while maintaining a professional demeanor.
Perform repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds maintenance as dictated by state guidelines.
Perform general carpentry duties including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, and ceramic tile repair.
Perform proactive preventative maintenance such as siding, painting, lighting, sprinkler, pool, golf-cart, elevator, and more.
Maintain work order system accuracy by verifying all orders are completed in a timely manner to company standards.
Daily inspection of property grounds, buildings, and common areas to maintain safety and cleanliness standards.
Oversee property emergencies such as snow, inclement weather, fires, and floods.
Communicate promptly with property manager regarding all maintenance issues.
Promote safety and risk management in compliance with local, federal, state, and company regulations.
Help monitor response times for emergency on-call maintenance and participate in on-call rotation as necessary.
Promote customer satisfaction by maintaining cleanliness and curb appeal; interact courteously with residents.
Foster a positive and collaborative relationship with residents and agencies.
Conduct pre-move in/out inspections and ensure unit turns are completed on time.
Act as mentor to maintenance team and maintain professional demeanor and appearance.
Administer company risk management program.
Complete special projects as assigned by maintenance supervisor and/or property manager.
Solicit suppliers and contractors when work is necessary and ensure compliance with company policy.
Collaborate with property leadership on weekly property walks and operational challenges.
Ensure maintenance costs remain within property budget and provide input on future budgets.
Other duties as assigned by property leadership.
Education and Experience
High school diploma or equivalent is required.
At least three years of experience in property management industry or related field.
Possess general maintenance and carpentry skills.
Skills and Requirements
Valid driver's license with clean record; current auto insurance required.
Excellent customer service and interpersonal skills.
Strong organizational and time-management skills; ability to multi-task.
Basic mathematical proficiency and ability to defuse difficult situations.
Maintain confidentiality and professional appearance per uniform policy.
Must comply with all safety requirements.
Complete and pass Avenue5 Fair Housing, Diversity and Inclusion Training within 30 days.
