Job Summary Working as part of the Preconstruction team, the MEP Preconstruction Manager has a major role in developing MEPS options, estimates, value engineering ideas, and constructability reviews; leading the MEPS bidding process; coordinating Design‑Build MEPS subcontractors during the design phase; and assisting the PM team in construction with MEPS issues as necessary.
Location & Work Arrangement This role is hybrid with the ability to work out of our San Francisco, Oakland, or San Jose office 3‑4 days per week.
Major Responsibilities
Conduct early‑stage facility assessments and system analyses to develop design options and optimize building systems.
Perform design and constructability reviews to identify challenges and propose practical solutions or alternatives.
Research and evaluate emerging MEP technologies and sustainability strategies (LEED/other certifications) to lower lifecycle costs and improve performance.
Analyze owner energy use and recommend measures to reduce operating costs and support commissioning/sustainability documentation.
Prepare and deliver technical presentations that explain MEP systems and value to clients and stakeholders.
Develop detailed, market‑segment‑specific MEPS budgets and maintain historical cost data by building type.
Build and manage relationships with subcontractors, vendors, architects, engineers, and owners to support procurement and subcontractor selection.
Plan construction sequencing and identify technical, coordination, and long‑lead MEP items that could impact schedule or quality; support BIM coordination as needed.
Organize and manage multiple simultaneous preconstruction tasks, bids, and procurement activities to meet project timelines.
Provide construction‑phase MEPS support when requested cost control, trade coordination, field troubleshooting, change‑order review, commissioning support, and sustainability compliance.
Qualifications
5+ years of project and construction experience with a mechanical or electrical contractor and/or engineering design firm.
Bachelor’s degree in Mechanical or Electrical Engineering, or a related degree (Preferred).
