Job Summary The Critical Assets Leasing Manager is responsible for overseeing and operating a traveling leasing team to improve occupancies across AMP’s “critical assets.” This position is designed for high‑impact, results‑driven performance to stabilize and improve occupancies across our communities North to South. Assignments will be determined by company needs and may rotate based on performance improvement goals.

Description This role reports directly to the Director of Property Management. The ideal candidate must have a proven record of increasing occupancy, driving operational excellence, and mentoring on‑site teams to achieve measurable results. Responsibilities include ensuring compliance with all applicable regulations, improving leasing and marketing efforts at the site level, fostering resident satisfaction, and improving team performance.

Essential Functions

Review marketing, traffic, leasing performance, and implement strategies to increase occupancy.

Work directly with Marketing Department to improve overall results that drive traffic to the communities.

Ensure all business activities comply with company policies, Fair Housing regulations, the Americans with Disabilities Act, the Fair Credit Reporting Act, and all other applicable laws governing apartment management.

Maintain a thorough understanding of the Texas Apartment Application, leasing procedures, and related lease documents, staying informed of any regulatory updates.

Collaborate with DPM and Regional Directors to improve visual appearance of the community, request resources that will aid in improving occupancy and outline an official leasing plan for the assigned site.

Maintain, execute, and pivot where necessary to meet the goals of the approved leasing plan.

Audit all leasing processes and procedures, make improvements where necessary.

Audit all online lead sources and make recommendations to Marketing Department.

Ensure lease files are complete, accurate, and properly executed.

Oversee office operations, ensuring timely opening, cleanliness, and readiness of models for tours and inspections.

Ensure leasing binders and hot sheets are prepared and ready daily by the start of business.

Proactively communicate any operational challenges or concerns to DPM in a timely manner.

Foster a culture of exceptional customer service and accountability across assigned sites.

Stay informed about market trends and industry developments through trade publications and professional organizations.

Shop all competitors and provide a summary comparison of our community to a minimum of five comps. This should include pros and cons and be placed in the leasing binder for future reference.

Perform additional duties as assigned to support the success and stabilization of assigned communities.

Lead and mentor the team of Critical Asset Leasing Specialists across additional assignments and oversee performance.

Assist in management of timecards, PTO and oversight responsibilities of assigned leasing associates.

Requirements

Proven record of increasing occupancy and improving operational performance.

Minimum of three (3) years of property management experience.

High school diploma, GED, or equivalent required; bachelor’s degree or equivalent experience preferred.

One (1) to three (3) years of management experience preferred.

Strong negotiation, organizational, and communication skills.

Ability to effectively engage across diverse teams and digital platforms.

Proficiency in Microsoft Office and related software; experience with Knock, Yardi CRM, ResMan & Yardi property management software preferred.

Physical Demands

Ability to stand for extended periods, bend, stoop, squat, kneel, and lift over 20 pounds.

Property tours with prospective residents.

Working Conditions

General office conditions.

Exposure to weather conditions when walking and working on the property.
