Building Technician III – Central Plant Operations

Responsibilities
Operate, monitor, and maintain central plant equipment, including chillers, boilers, cooling towers, pumps, air handlers, and heat exchangers.
Perform routine inspections to ensure systems are running at peak performance.
Adjust controls and equipment settings to optimize energy efficiency and load management.
Troubleshoot system irregularities and escalate issues when needed.
Maintain accurate logs of plant operations, temperatures, pressures, system readings, and maintenance activities.
Conduct preventive and corrective maintenance on HVAC, mechanical, plumbing, and electrical systems.
Diagnose and repair issues with building controls, VFDs, motors, and other key equipment.
Monitor building automation systems (BAS) and respond to alarms promptly.
Assist with equipment replacements, upgrades, and system commissioning.
Ensure all work adheres to safety standards, operational procedures, and regulatory requirements.
Support environmental compliance, including water treatment for cooling towers and boilers.
Participate in safety meetings, training sessions, and emergency response procedures.
Collaborate with property management, contractors, and vendors to support facility operations.
Provide technical guidance to junior technicians.
Communicate status updates, system concerns, and recommendations to leadership.
Qualifications
5+ years of experience in commercial HVAC, facilities maintenance, or central plant operations.
Strong working knowledge of chillers, boilers, pumps, cooling towers, and BAS systems.
Ability to read and interpret schematics, technical manuals, and mechanical drawings.
Experience with computerized maintenance management systems (CMMS).
Valid HVAC license or certification preferred (e.g., EPA Universal).
Ability to work in a downtown high‑rise/commercial environment and respond to occasional after‑hours needs.
Strong troubleshooting skills and ability to work independently.
Preferred Skills
Experience with major BAS systems (Johnson Controls, Siemens, Trane, Honeywell, etc.).
Knowledge of energy management principles and load balancing strategies.
Strong communication and customer service skills.
Ability to lead or mentor lower‑level building technicians.
