Acquisitions & Development Associate

This role is responsible for underwriting prospective acquisition and development opportunities, managing due diligence, and preparing both internal analyses and external presentations. The position plays a key role in supporting the predevelopment process and fostering industry relationships, with a particular focus on industrial and mixed-use projects across California.
Key Responsibilities
Identify, evaluate, and secure new speculative and build-to-suit development opportunities.
Lead all aspects of the predevelopment process, including due diligence, entitlements, risk mitigation, and assessment of deal feasibility.
Underwrite and model new acquisition and development opportunities to support investment decisions.
Collaborate closely with Development Managers to ensure project plans align with ownership objectives and financial targets.
Prepare offering memoranda, investment summaries, and presentations for capital partners and internal Investment Committee review.
Research and compile data on market rents, lease structures, operating expenses, and capital budgets to inform project assumptions.
Maintain accurate and up-to-date data within the company’s proprietary asset management and pipeline tracking systems.
Build and maintain strong relationships with key stakeholders, including investors, partners, consultants, architects, contractors, and brokers.
Support negotiation, redlining, and execution of deal-related agreements.
Contribute to business plans for ongoing development projects and provide analytical support for the asset management team.
Qualifications
Bachelor’s degree in Business, Finance, Real Estate, or a related field; MBA preferred.
10+ years of experience in commercial real estate, development, finance, or consulting.
Strong analytical and financial modeling skills, with a solid understanding of real estate investment principles and metrics (e.g., IRR, ROI, capitalization rates).
Proven ability to analyze financial statements and assess project performance.
Exceptional organizational and project management skills, with the ability to manage multiple initiatives simultaneously.
Excellent written and verbal communication skills; able to produce clear and persuasive presentations and reports.
Strong problem-solving abilities and attention to detail.
