Position Description Prepare detailed Self-Perform Operations (SPO) drywall estimates for projects based on construction drawings and specifications; communicate bids and scopes of work.
Essential Duties & Key Responsibilities
Prepare detailed SPO drywall estimate including quantity take-offs, analysis, and studies for assigned scope.
Generate labor productivity rates using historical data and project constraints.
Develop and maintain vendor relationships to solicit competitive pricing.
Prepare and assemble drywall bids and proposals for different contract types (e.g., Lump Sum, GMP, Cost Plus).
Identify design issues and project risks impacting SPO drywall and propose solutions with Preconstruction team.
Analyze SPO drywall project schedules for sequencing risk and prepare labor-loaded schedules.
Collaborate with SPO Manager to include appropriate markups, rates, and information in estimates.
Lead document management for SPO drywall projects, ensuring proper file structure and distribution to stakeholders.
Attend constructability review meetings, document potential issues with Trades market, and support communication with project team and designers.
Develop value analysis study with cost-efficient alternatives to proposed scope.
Gain comprehensive trade package scope understanding, including contract documents, site logistics, schedule, coordination, means and methods.
Prepare drywall scope requisitions for assigned trades and coordinate to eliminate scope gaps and overlaps.
Prepare comparison analysis to previous estimate for assigned scope.
For subcontracted drywall work, obtain and evaluate proposals relative to scope, document info into Bid Recording Sheet, and participate in Post Bid Review.
Manage action items from Post Bid, finalize sub tier scopes, and recommend to Procurement.
Prepare and manage project kick-off meeting and hand off to project operations teams.
May supervise estimating team members, participate in recruiting and onboarding new staff, and contribute to performance appraisals.
Qualifications
Minimum of 3 years of experience performing detailed estimates for specialty scopes such as framing, drywall, acoustic ceilings, and doors.
Bachelor’s Degree in Engineering, Architecture, Construction Management, Building Construction, or related field (plus equivalent experience).
Knowledge of building construction, materials, systems, and trade practices.
Ability to read, understand, and interpret contract documents, drawings, specifications, scopes, and schedules.
Proficient in estimating documents and provide accurate qualitative and quantitative analysis.
Conceptual ability to work with minimum information and develop understanding of requirements.
Project management skills, prioritize competing demands, and meet deadlines.
Familiar with construction operating procedures of other departments (e.g., Procurement, Operations).
Professional verbal and written communication skills.
Proficient computer skills and Microsoft Office, and familiar with takeoff and estimating software.
