General Description and Classification Standards The purpose of this job is to perform skilled/manual work functions associated with the general maintenance of an assigned department's facilities. Duties include but are not limited to directing activities, repairing, preventative maintenance, and maintaining facilities and equipment; performing general construction, repair, and installation tasks; performing basic plumbing, lighting, landscaping, and other tasks; and maintaining the workshop area. This position may include duties which include trade-specific responsibilities.

Supervisor Received: Works under very general supervision. May work independently or with other skilled or semi-skilled workers with responsibility for the completion of assigned tasks.

Essential Duties and Responsibilities

Performs general construction, repair, and installation tasks such as janitorial, doors, locks, gates/fencing repair and installation, and plumbing fixtures; assembling furniture or equipment; hanging pictures of TVs, blinds, and fixtures; and moving furniture.

Performs basic HVAC maintenance, plumbing, lighting, ceiling tiles, landscaping, and other tasks such as repairing plumbing systems, replacing ceiling tiles and flooring; and troubleshooting minor electrical repairs.

Maintains tools and materials and orders supplies as needed.

Maintains a clean and orderly shop; picks up and disposes of trash and recycling.

Provides training, guidance, and direction to co-workers or assistants on assigned work.

Perform supervisory duties as assigned.

Provides assistance to other positions as needed.

Responds to routine requests for information or assistance from members of the staff, the public or other individuals.

Communicates effectively with co-workers and other employees concerning work orders, problems, questions, requests for assistance, and emergency situations.

Communicates with the supervisor any problems that arise; accept supervisory instruction and direction.

Answers the telephone; provides information, advice, and guidance; takes and relays messages and/or directs calls to appropriate personnel; returns calls, as necessary.

Plans and organizes daily work routine; establishes priorities for the completion of work in accordance with needs.

Estimates expected time of completion of work assignments and establishes a schedule accordingly.

Plans and prepares for special projects monthly.

Prepares checklist and performs routine preventative maintenance to buildings and equipment, HVAC, gates/fencing as needed.

Cleans and maintains equipment and supplies; assists in cleaning and maintaining workshop area.

Receives various forms, work orders, invoices, reports, and other documents; completes, processes, and forwards as appropriate.

Prepares/generates maintenance records, work reports, or other documentation, forwards as appropriate.

Performs other related duties as required.

Knowledge, Skills, and Abilities

Building systems such as HVAC, electrical, plumbing, and general facility infrastructure.

Preventive maintenance practices, building codes, and safety/OSHA regulations.

Proper use of hand tools, power tools, and diagnostic equipment.

Troubleshooting and repairing building systems and equipment.

Reading and interpreting blueprints, schematics, and technical manuals.

Using diagnostic tools and maintenance software to complete and track work.

Perform a variety of maintenance, repair, and installation tasks independently or in a team.

Follow safety procedures, prioritize tasks, and respond quickly to maintenance needs.

Maintain accurate records and communicate effectively with staff and building occupants.

Minimum Qualifications

High school diploma or GED required and

Five (5) years of experience in general construction and building maintenance experience

Work Environment Building Maintenance Technicians work across various areas of the facility, including mechanical rooms, office spaces, exterior grounds, and utility areas. The role involves exposure to noise, dust, varying temperatures, and occasional work at heights or in confined spaces. Technicians routinely use hand and power tools and may be required to lift or move materials. Work hours are typically standard, but flexibility is needed for emergency repairs or scheduled maintenance.

Work Schedule This is a mission-critical position. The standard work schedule is: Monday through Friday, 7:00 a.m. to 3:30 p.m.

Light work

Lifting or carrying tools, supplies, or equipment up to 20 pounds.

Frequent walking within the building, light bending, reaching, and standing.

Operating hand tools and basic equipment with minimal physical strain.

Performing inspections, minor repairs, and routine tasks that do not require significant physical exertion.

Climbing short ladders or steps and working in small spaces for brief periods.

Medium work

Lifting, carrying, pushing, or pulling 21–50 pounds of materials, tools, or equipment.

Using power tools, mechanical equipment, and building systems that require physical force or sustained use.

Performing repairs that involve kneeling, crouching, climbing ladders, and working overhead.

Standing or walking for extended periods, often in mechanical rooms, utility areas, or outdoor conditions.

Handling tasks that involve moving equipment, removing debris, replacing components, or assisting with emergency repairs.
