Apartment Maintenance Supervisor
Location:
The Summit at Hendersonville – Flat Rock, NC
SUMMARY Working with the Community Manager, the Maintenance Supervisor oversees physical assets, general repair, apartment make‑readies, preventive maintenance, and construction or rehabilitation projects. The role involves managing staff, maintaining inventory and budget, and ensuring all jobs are completed on schedule and to quality standards.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Supervise, schedule, and perform maintenance activities for the apartment community.
Coordinate with the office team and Community Manager to walk apartments, complete move‑in/move‑out reports, and issue Service Request schedules.
Determine weekly apartment make‑ready and Service Request schedules; report apartments ready to show to the Community Manager.
Prepare and assign weekly/daily maintenance employee schedules and assignments.
Communicate assignments, provide instructions, and monitor work progress.
Provide input for performance evaluations, compliments, and corrective counseling.
Assist in recruiting and interviewing new staff.
Use Service Requests and schedules to establish priorities; assign requests to technicians; monitor completion to limit callbacks.
Coordinate warranty work orders with vendors and manage repeat repair cases.
Prepare vacant apartments for move‑in, including make‑ready inspections and necessary repairs.
Coordinate safety and skills training; assess training needs with the Community Manager and Director of Maintenance; provide one‑on‑one training.
Identify and correct hazardous conditions; perform safety audits; ensure storage pools and equipment are secure.
Order supplies and manage the maintenance budget; obtain approval for major expenditures.
Attend industry and NHE training programs as required; manage vendor contracts and quality control.
Provide initial safety training for new employees; maintain clean work areas and maintenance shops.
Assist with other communities, hazardous weather incidents, fires, floods, freezes, and other emergencies.
Attend and participate in required training; manage vendor and contractual obligations.
Perform any additional duties requested by supervisor.
Additional duties may be added or modified by NHE management.
KNOWLEDGE, SKILLS & ABILITIES
Specific skills/equipment: Computer, propane torch (plumbing), steam clean/shampoo machine, key machine, sewer machine, sink machine, leak detector, Ampro meter, volt meter, manifold gauges, charging cylinders, boilers, spray paint rig, air conditioners, appliances, water heaters, welding torches (A/C), hand tools.
Must perform all aspects of apartment make‑ready and use independent judgment to prioritize tasks and emergencies.
Ability to handle moderate to high stress from deadlines and reprioritization.
Excellent interpersonal skills for regular interaction with residents, vendors, contractors, and staff.
Strong multitasking and prioritization ability.
Attention to detail and confidentiality.
Team player.
SUPERVISORY RESPONSIBILITIES Managers on‑site maintenance staff, including Apprentice Techs, Techs, and Groundskeepers, under direction of the Community Manager.
QUALIFICATIONS
Construction experience preferred.
Previous supervisory experience required.
Ability to troubleshoot and repair HVAC, plumbing, electronic systems, appliances, pool and spa equipment, and community systems (gates, phone jacks, irrigation).
Valid driver’s license or immediate transportation for service calls.
EDUCATION & EXPERIENCE
High School Diploma or equivalent required; some college or trade school preferred.
Minimum five years of general maintenance experience and/or one year of multi‑family, industrial or institutional Service Request experience.
TRAINING, CERTIFICATES & ASSOCIATIONS
Freon Recovery Certification Type I and II, or Universal.
Certified Apartment Service Technician (CAMT) preferred.
Certifications in boilers, plumbing, HVAC (basic and advanced), journeyman license, fire extinguisher use, and first aid preferred.
Training in compressor diagnosis, appliance repair, and city or state permits for pool operations, electrical, plumbing, HVAC, etc.
Painting experience.
PHYSICAL DEMANDS
Requires frequent manual handling, standing, walking, bending, lifting up to and beyond 50 lbs, climbing ladders or stairs, and rooftop work.
Must have normal hearing, vision, and manual dexterity for small‑motorized equipment.
Use of safety equipment (back belts, goggles, masks, gloves) is required.
Exposure to outdoor environments and occasional chemical or electrical hazards.
May require overtime and after‑hours service calls.
WORKING CONDITIONS The role is performed both indoors and outdoors on NHE property; a moderately noisy environment.
