The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The supervisor works alongside the Community Manager in ensuring the responsibility of overseeing the activities of assigned staff and vendors to maintain the property. Essential Duties & Responsibilities

Maintenance Management – Maintain daily onsite attendance, coordinate and respond to resident and management requests, ensure all repairs and replacements necessary for community common areas and units, and inspect grounds, buildings, and community features daily to identify, minimize, and correct hazardous property conditions or liability concerns. Supply & Budget Management – Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager, and maintain a preventative maintenance program that extends the life of the community while minimizing future repairs. Shop & Safety – Maintain a well‑organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines, maintain a hazard communications program, and teach and promote safe work practices. Inspections & Records – Participate in unit inspections as requested, maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress. Office & Emergency Duties – Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit; participate in on‑call emergency at the community; plan for and utilize property resources, equipment, and supplies economically. Project Leadership – Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency, including “walking” units to ensure make‑ready and work orders are completed. Personnel Management – Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for maintenance staff; check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed; provide Community Manager input regarding employee performance evaluations; ensure effectiveness of staff through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Customer & Resident Relations – Manage excellent customer service and monitor service request turnaround and responsiveness, project a favorable image of the community, ensure consistency in dealing with residents on all matters, and enforce policies of the community that the immediate supervisor delegates. Education and Experience

High School Diploma or Equivalent. EPA & CPO certification required; HVAC desired. Basic computer skills required – ability to understand and perform all on‑site software functions. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements

Small‑to‑Mid‑Sized Properties

Regularly required to move about, communicate with others, use wrists, hands, and/or fingers in repetitive motions, identify and inspect objects and areas, assess accuracy, neatness, and thoroughness of assigned work, and work overtime, weekends, and night hours (on‑call emergencies). Frequently required to move into different positions in tight and confined spaces, traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools, work in an overhead position or reach, operate machinery, power tools, motor vehicles, golf carts, adjust and move objects of at least 100 lbs., and be exposed to outdoor weather elements and hazardous chemicals. Occasionally required to remain in a stationary position (standing or sitting) for prolonged periods. Large‑Sized Properties

Regularly required to move about, communicate with others, identify and inspect objects and areas, assess accuracy, neatness, and thoroughness of assigned work. Frequently required to move into different positions in tight and confined spaces, ascend and descend stairs, ladders, ramps, step stools, traverse flat and uneven terrain, work overhead or reach, use wrists, hands and fingers repetitively, operate machinery, power tools, motor vehicles, golf carts, and be exposed to outdoor weather elements and hazardous chemicals, while working overtime, weekends, and night hours (on‑call emergencies). Occasionally required to remain in a stationary position for prolonged periods, lift and place objects of at least 100 lbs., adjust and move objects of at least 100 lbs., and be exposed to hazardous chemicals. License and Equipment

Must have reliable transportation due to the emergency on‑call requirement. Salary Range: $25 per hour to $29 per hour. At Asset Living, compensation decisions consider skill set, background, training, certifications, and relevant experience. Offer amounts depend on each specific individual’s qualifications.
