Job Title
Maintenance Supervisor
Salary $30 to $33 per hour
Schedule Monday-Friday

Responsibilities
Work with the maintenance team to ensure daily maintenance tasks, such as service requests and unit make‑ready standards are met.
Review and track progress of service requests and identify chronic maintenance issues.
Respond to maintenance related issues in a timely manner as outlined in policy while maintaining a professional demeanor.
Perform various maintenance functions including repairs to electrical, plumbing, appliances, flooring, carpentry, HVAC, grounds maintenance, etc.
Perform general carpentry duties, including wallboard repair, countertop/cabinet replacement, finish carpentry, window/glass repair, door/lock repair, ceramic tile repair.
Perform proactive preventative maintenance: siding, painting, lighting, sprinkler, pool, golf‑cart, elevator, more.
Ensure work order systems accuracy by verifying all orders are completed in a timely manner to company standards and resident satisfaction.
Daily inspection of grounds, buildings, and common area amenities to maintain safety and cleanliness standards.
Assist with management of property emergencies such as inclement weather, fires, floods.
Promptly communicate with property manager concerning all maintenance issues.
Observe and promote safety and risk management per regulations.
Help monitor response times for emergency on‑call/after‑hours assignments, participate in on‑call rotation as necessary.
Promote customer satisfaction by maintaining highest standards of cleanliness and curb appeal; interact courteously with residents.
Foster a positive, active, collaborative relationship with residents, other properties and agencies.
Conduct pre‑move‑in and post‑move‑out inspections, ensuring timely completion of quality unit turns.
Act as mentor to maintenance team and maintain a professional demeanor and appearance.
Administer company risk management program, complete special projects as assigned, solicit suppliers and contractors and ensure compliance.
Work with property manager to ensure compliance per company and state/federal policies; walk property weekly with leadership.
Ensure maintenance costs remain within budget and provide input on future budgets.
Other duties as assigned by property leadership.
Education and Experience
High school diploma or equivalent.
At least three years of experience in property management or related field.
General maintenance and carpentry skills.
Skills and Requirements
Valid driver’s license, clean driving record and current auto insurance.
Ability to read, write and understand English.
Proficiency in general office equipment (telephone, fax, printer, copier, key track).
Excellent customer service and interpersonal skills.
Strong organizational and time‑management skills.
Ability to multi‑task.
Basic mathematical skills.
Ability to defuse situations involving angry or difficult people.
Maintain confidentiality.
Maintain professional appearance and comply with uniform policy.
Comply with all safety requirements.
