Maintenance Supervisor II Student Quarters – The Armory – General Manager – Full‑time – $50,000 - $60,000 annually

Responsible for maintenance operations of assets, organization of service requests, preventative maintenance program, personnel management, compliance with safety standards, and customer service.

Schedule Monday to Friday; weekends as needed On call 8‑hour shift

Role & Responsibilities Assist General Manager in managing a customer service program Lead a high‑quality maintenance team: recruitment, training, motivation, development Prioritize, assign, monitor service requests; follow up on outstanding items Inspect grounds, buildings, and community features daily to minimize liability and maintain curb appeal Maintain a preventative maintenance program to extend asset life and minimize future repairs Implement energy‑saving measures Manage maintenance supply inventory within budget guidelines Maintain a well‑organized shop adhering to safety and OSHA guidelines Maintain hazard communications program; promote safe work practices Assist residents with move‑in/move‑out process Control key program per SQ policy manual Schedule and direct workers for maintenance repairs for turning events within budget; supervise vendors and contractors Prepare vacant units for marketing: restoration and cleaning Direct workers for scheduled maintenance on equipment based on manufacturer recommendations Address resident and employee concerns promptly and professionally Maintain accurate records Assist with general upkeep and cleaning of office and common areas as needed Work with Regional Director and General Manager to obtain bids for capital improvements Work with Property Manager to maximize property performance within budget guidelines Participate in on‑call emergency rotation Direct workers in maintenance of amenities including clubhouse, fitness center, and swimming pool Assist General Manager with performance appraisals for the maintenance team Adhere to dress code requirements Perform additional tasks and responsibilities as required

Qualifications High school diploma or equivalent required; ability to read/write English and perform basic math Pass background check and Maintenance Supervisor Assessment Live within 30 miles of assigned property A valid driver’s license and reliable vehicle EPA certification Type I and II; other licenses per law Basic hand tools (not provided) Use general maintenance equipment: hand tools, ladders, refrigerant recovery units, landscaping equipment 1 year supervisory experience (preferred) 1 year maintenance experience (preferred)

Must diagnose and repair Major appliances HVAC (EPA Certification) Intermediate plumbing Intermediate electrical (no license required) Sheetrock General carpentry Pool care (if required) Roofs and gutters Painting General irrigation maintenance and repairs Landscaping Foundation/sidewalk repairs Ice/snow removal Golf carts and small engine maintenance

Physical Activities 60–70% time performing hands‑on repairs/maintenance; remaining time supervising and general management Transport/move up to 50 lbs variable distances; use ladders over 8–9 ft; work outdoors temperatures >90°F or

Frequent bending/stooping to access equipment and machinery
