Schedule: Monday–Friday plus rotating weekends
Essential Responsibilities
Perform all leasing activities: greet & qualify prospects, conduct tours, process applications, perform credit and background checks, prepare lease & move‑in packages, and ensure smooth onboarding.
Inspect apartments before move‑in to confirm readiness and coordinate any needed maintenance.
Monitor market & competitor conditions, develop & implement short‑ and long‑term marketing plans to sustain occupancy, and follow company policies on concessions and specials.
Design and execute marketing activities, including resident referral, employer outreach, and online advertising on platforms such as Craigslist, Facebook, and company websites.
Use property‑management software (OneSite, Yardi, etc.) to track availability, record traffic, manage resident data, and capture demographic information.
Maintain show‑unit and marketing corridor quality, communicate upkeep needs to maintenance, and present a physically appealing leasing office.
Follow‑up with prospects and new residents through email, thank‑you notes, or phone calls to finalize lease decisions.
Support the lease renewal program by preparing renewal letters, meeting residents before move‑out dates, and ensuring timely signature of renewal documents.
Respond quickly and courteously to resident and client/owner concerns, documenting and escalating requests as needed.
Required Licenses or Certifications
All licenses and/or certifications mandated by state and local jurisdictions.
Valid driver’s license for operating a golf cart on property.
Physical Demands
Ability to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
Work in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, and carry up to 25 lbs independently and 50 lbs with assistance.
Occasional travel may be required to assist other properties or attend training.
Flexible schedule, including evening, weekend, and holiday calls.
Compensation Hourly rate: $18.00 – $20.00 (depending on experience and location).
Additional Compensation:
Corporate Positions: Eligible for quarterly or annual bonus program.
On‑site Property Positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
