The Project Manager will liaise with superintendents, engineers, architects, and others working on a project. Prepare and manage estimates, budgets, timetables, and resources. Identify, mitigate, and track recurring construction issues. Adhere to legal regulations, building and safety codes, and other requirements.

Key Responsibilities

: Help prepare and submit accurate cost estimate

s.Solicit subcontractors and ensure adequate bid coverage for all trade

s.Head up contracting and procurement by writing and issuing all contracts and purchase orders, writing and issuing a memorandum to all contacts outlining specific project requirements and ensuring all subcontractors provide references, financial statements bank references, trade references and bond information when require

d.Be actively involved in accounting responsibilities that require your input such a

s:Providing the accounting department with the completed project cost and code input shee

t.Preparing draw projections for entire projec

t.Work with the project accountant in preparing accurate monthly pay applications including draw dates for subs and ensure receipt of accurate schedule of values from each subcontracto

r.Handle project administration by sending out construction sets of drawings to all subcontractor

s.Send out change bulletins to all subcontractors, timel

y.Ensure all change order logs, submittal logs and RFI logs are printed and included in owners’ weekly report

s.Hold all team members accountable for smooth progress for work activities and paperwor

k.Maintain an Action Items list for all open items discussed. Publish minute

s.Handle areas of Project Closeout such a

s:Prepare a pre-punchlist with the superintendent and coordinate subcontractors to completio

n.At substantial completion, prepare a final punchlist with the owne

r.Prepare close out package and O&M manual

s.Final Cert of Occupancy and all village inspection

Qualifications

ns:Over five (5) years, experience preferr

ed.Preferred four (4) year degree in architecture, construction or civil engineeri

ng.Strong knowledge of MS Office including Outlook, Excel & Wo
