Maintenance Technician – 1600 Glenarm
Greystar, a leading real‑estate platform, seeks a Maintenance Technician for their property at 1600 Glenarm. The role focuses on ensuring building, grounds, and amenities meet cleanliness, safety, and functionality standards.
Job Description Summary This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities
Complete assigned work orders from resident requests and preventive maintenance by diagnosing problems and making repairs as per policies, procedures, safety standards, and code requirements.
Complete the “make‑ready” process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply acquisition, maintenance tasks, and final inspection.
Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and items from the property’s maintenance department by tracking inventory, returning unused items, and notifying the supervisor about re‑ordering needs.
Complete documentation and paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
Assist in maintaining grounds, common areas, and amenities by picking up trash, debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense control by fixing rather than replacing parts, avoiding wasteful use of materials and supplies, and practicing correct tool and equipment use.
Other Responsibilities
Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents and incidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and other service providers to verify work, materials and services meet quality standards, scope and specifications as required.
Service Technician
Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.
Physical Demands
Stand, walk, sit for extended periods and bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
Rare or regular travel may be required to assist other properties, attend training classes, business meetings, or other situations necessary for the daily responsibilities.
Work a flexible schedule, including call during evenings, weekends, and holidays.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to Certified Service Technicians).
All certifications required by State and Local jurisdictions (applies to all Service Technicians).
Valid driver’s license to operate a golf cart on property depending on property size.
Additional Compensation
Base hourly rate $24 – $26.
Base salary may be eligible for quarterly or annual bonus program based on individual and company performance (Corporate Positions).
Base salary may be eligible for weekly, monthly, and/or quarterly bonus programs (Onsite Property Positions).
