Overview
The Mortgage Loan Funder is responsible for the review and analysis of approved credit memorandum for the commercial equipment lease department. The role ensures compliance with Bank policies, GLBA, Regulation Z, Dodd‑Frank, BSA/USA PATRIOT Act, AFI, and the Community Reinvestment Act. All duties are performed in accordance with company procedures and applicable U.S. state and federal laws and regulations.
Responsibilities
Draw loan documents and coordinate escrow/title for closing
Review loan documents for correct signatures, notary information, title reports, and escrow instructions to maintain compliance with federal, state, and agency guidelines
Ensure underwriters have signed off on the file prior to document preparation and funding
Provide information to parties to resolve any outstanding issues before loan closings
Balance Closing Disclosure with closing agents
Verify all fees are disclosed correctly and meet compliance guidelines
Deal proactively with all parties involved in the loan closing to avoid or resolve problems
Gather all necessary documents for closing from other parties (hazard insurance, subordination agreements, payoffs, taxes, etc.) in a timely fashion
Sign off all funding conditions prior to funding
Complete pre‑closing checklist to ensure compliance with regulatory and investor guidelines
Prepare funding figure and complete signatures according to the authority matrix
Set up wire for closing agent/title with the funding department
Review and fund mortgage loan file in a timely fashion
Maintain data integrity of system data fields
Review Post Closing Disclosure
Assume responsibility for various department functions when staff members are absent or in overload situations
Demonstrate respect, integrity, and commitment to the company’s values

Adhere to safety and OSHA standards, reporting potential unsafe conditions
Perform any other duties assigned by management
Qualifications
High school diploma and at least 2 years of related experience, or an equivalent combination of education and work experience, with a background in loan processing/funding
Knowledge of TRID guidelines, title commitments, hazard, and flood insurance policies
Knowledge of funding guidelines and procedures for wet and dry states
Ability to prioritize work and meet funding deadlines
Intermediate skills in computer terminal and PC operation, word processing, typing, and spreadsheet software
Intermediate math skills: ability to calculate interest, commissions, proportions, and percentages
Exceptional verbal, written, and interpersonal communication skills
Strong understanding of management procedures, staff development, and goal setting
Ability to solve complex problems in non‑standardized situations
Capability to work independently with no supervision while performing duties
Salary Pay $44,000 - $63,000 per year. The salary reflects the full, reasonably expected salary range for this position. Successful candidates may be eligible for bonus, stock, commissions, and incentives at the Company’s discretion.
