Job Overview

The Building Inspector I is the entry‑level classification in the Building Inspector job series. The position performs routine and standardized building inspections for compliance with legal standards. It accompanies upper‑level building inspectors to learn and train in the residential combination inspection of buildings, involving the application of residential mechanical, electrical, gas, plumbing, and building construction codes, ordinances, and regulations. Related work as required is performed under close supervision. Advancement

Advancement to the Building Inspector II level is based on demonstrated proficiency, possession of a Residential Combination Building Inspector certification, and the discretion of the department manager. The Building Inspector II is the mid‑level classification. The position performs multidisciplinary inspections with considerable judgment and initiative, assists and trains Building Inspector I in residential combination inspection, and works under general supervision. Advancement to the Building Inspector III level requires demonstrated proficiency, completion of four years as a Building Inspector II, possession of a Residential and Commercial Combination Building Inspector certification, and managerial discretion. The Building Inspector III is the senior level. This role performs multidisciplinary inspections involving residential and commercial codes, assists and trains Inspectors I and II, and works under general supervision. Salary Ranges and Growth

Building Inspector I – A09: $26.52 to $36.47 (full range $26.52 to $46.41) Building Inspector II – A11: $30.37 to $41.76 (full range $30.37 to $53.15) Building Inspector III – A12: $32.50 to $44.69 (full range $32.50 to $56.88) Example Duties

Assist with field inspections, following training from upper‑level inspectors, and enforce compliance with building codes, regulations, and ordinances. Research new construction materials and methods. Review plans for compliance with the Virginia Uniform Statewide Building Code in required residential combination inspections. Answer questions from private citizens, contractors, and builders and escale to upper‑level inspectors as needed. Assist with creating reports and maintaining inspection records. Work after hours on emergency call inspections. Perform related tasks as required. Knowledge, Skills and Abilities

Knowledge of building construction trades (building, electrical, mechanical, and/or plumbing). Ability to train under guidance of upper‑level inspectors and management regarding the installation of residential equipment, materials, and methods used in repair or construction of residential buildings and structures. Ability to read and interpret mechanical, electrical, plumbing, gas, and building codes and plans, specifications, and blueprints. Ability to keep abreast of code modifications, updates, new technology, materials, and installations. Ability to effectively use computer systems and software applications. Ability to establish and maintain courteous work relationships with builders, contractors, the general public, and associates. Ability to communicate clearly, both verbally and in writing, and articulate the necessary action to clear a violation. Ability to analyze and resolve field problems with guidance from upper‑level inspectors or management. Ability to use sound judgment in making decisions with the advice of upper‑level inspectors or management. Ability to work after hours for emergency on‑call inspection duty. Ability to work outdoors in extreme weather conditions. Education & Experience

Building Inspector I: Any combination of education and experience equivalent to high school and two years of journey‑level experience in the building construction trades (building, electrical, mechanical, and/or plumbing), building technology industry, or related field. Experience conducting building inspections is desirable. Building Inspector II: Any combination of education and experience equivalent to high school and four years of residential construction and/or residential inspection experience. For internal applicants, must have two years of service as a Building Inspector I. Building Inspector III: Any combination of education and experience equivalent to high school and four years of residential and commercial construction and inspection experience. For internal applicants, must have four years of service as a Building Inspector II. All levels require possession of a Combination Residential Building Inspector certification by the Virginia Department of Housing and Community Development (VDHCD). Building Inspector III also requires possession of a Combination Residential and Commercial Building Inspector certification and a Fire Protection Inspector certification by the VDHCD or the ability to obtain it within 12 months of employment.
