What You’ll Do As a Building Enclosure Project Manager II, you’ll lead medium‑to‑high‑complexity projects—planning scope and schedule, coordinating multi‑disciplinary teams, managing financials, and serving as the primary client contact to deliver quality, safety, and Total Project Success from kickoff through closeout.
Confirm scope and requirements with clients/stakeholders; communicate scope, roles, and expectations to the team; establish a proactive QA/QC plan.
Perform condition surveys and failure investigations related to air and moisture leakage; develop repair designs addressing root causes.
Coordinate/direct or perform enclosure testing; document methods, results, and recommended actions.
Manage project financials: participate in budgeting, negotiate fees/contract terms when appropriate, ensure accurate/timely invoicing, and track AR to initiate corrective actions.
Schedule work, communicate milestones and manpower needs, and monitor progress to keep projects on track.
Coordinate activities across disciplines and contractors during design and construction; ensure information flow and decision logs.
Conduct site visits to verify field conditions, monitor progress, and confirm conformance with design specifications, owner expectations, and applicable codes.
Facilitate client communications; document key issues, decisions, risks, and changes; prepare concise progress updates.
Prepare final reports documenting all building enclosure activities; supervise closeout to ensure documentation, lessons learned, and filings are complete.
Participate in planning and budgeting processes with monthly billing projections and metrics; support continuous improvement in delivery practices.
Assist in training, mentoring, and evaluating less‑experienced colleagues within the Building Enclosure group.
Minimum Requirements
Bachelor’s degree in Engineering, Architecture, or related field
Ten years related project experience
Professional Engineer or Registered Architect preferred
Preferred Qualifications
Thorough knowledge of Microsoft Office (Word, Excel, PowerPoint, Outlook).
Knowledge of project approach, systems design, and building enclosure systems (roofing, below‑grade waterproofing, vertical wall systems).
Knowledge of building codes and regulations; general knowledge of project budgeting and financial management.
Clear written and verbal communication, technical writing, and presentation skills; strong speech clarity.
Detail‑oriented with sound judgment and decision‑making; organized and deadline‑driven with accurate documentation.
