Sage Fence - Project Manager
Location:
Charlotte, NC (Greater Charlotte area) Travel:
~25% (regional travel to customer sites and data centers) Salary: Up to $100,000 annually plus bonus structure

Position Overview
Sage Fence is seeking a detail-oriented Project Manager to lead fencing projects from pre-construction through closeout. You will own estimating and proposals, site walks, scheduling, budget, quality, and safety, ensuring projects are delivered on time and within scope while maintaining strong client relationships.
Key Responsibilities
Project Ownership:
Plan, execute, and deliver multiple fencing projects at data centers from start to finish—scope, schedule, budget, quality, safety, and documentation.
Estimating & Proposals:
Develop detailed takeoffs and estimates; prepare competitive quotes and proposals; manage change orders and value engineering.
Site Walks & Pre-Con:
Conduct site walks, verify conditions, coordinate access and logistics, and produce pre-construction checklists and site-specific plans.
Scheduling & Coordination:
Build and manage project schedules; coordinate crews, equipment, materials, and subcontractors; minimize downtime; ensure sequence aligns with other trades.
Client & Stakeholder Management:
Serve as primary point of contact; run progress meetings; issue updates/RFIs; manage expectations and resolve issues quickly.
Quality & Compliance:
Ensure installations meet specifications and manufacturer standards; enforce QA/QC; document inspections; align with data center security protocols.
Safety Leadership:
Champion safety planning and daily job hazard analyses; ensure OSHA compliance and site rules; drive incident‑free performance.
Budget & Cost Control:
Track job costs, labor, materials, and production; approve invoices; mitigate risk; meet margin targets.
Documentation & Closeout:
Maintain project records (submittals, RFIs, meeting minutes, as‑builts); deliver closeout packages and warranty documents on completion.
Continuous Improvement:
Identify process improvements, supplier efficiencies, and standard work to scale data center fencing operations.
Qualifications
Experience:
3–7+ years in construction project management, preferably in fencing, sitework, or specialty trades. Prior data center or mission‑critical environment experience is highly preferred.
Estimating:
Strong proficiency with takeoffs, unit pricing, labor/equipment productivity, and quote development; experience with estimating software/tools.
Technical Skills:
Solid understanding of construction drawings/specs, surveying basics, and site logistics; familiarity with security fencing, gates, crash‑rated barriers, and access control integration is a plus.
Project Tools:
Proficiency with Microsoft 365 (Excel, Teams, Word), scheduling tools (e.g., MS Project), and construction collaboration platforms.
Safety & Compliance:
Working knowledge of OSHA requirements; able to lead safety meetings and site compliance.
Soft Skills:
Excellent communication, organization, problem‑solving, and stakeholder management; ability to prioritize and drive decisions under time pressure.
Education:
Bachelor’s degree in Construction Management, Engineering, or related field preferred; equivalent field experience considered.
Certifications (Preferred):
PMP, OSHA 30
Valid driver’s license; ability to pass background checks and drug screen. Ability to travel up to 25%.
Ability to conduct frequent site walks (standing, walking uneven terrain, climbing, lifting up to ~50 lbs occasionally).
Work in outdoor conditions and active construction sites; use of PPE required.
Periodic early mornings, nights, or weekends based on client access windows.
