Essential Duties and Responsibilities

Post, screen and interview custodial applicants for new employment and promotion or transfer to vacant positions.

Assign and direct cleaning and maintenance schedules for custodial staff.

Evaluate the performance of all building level custodians on an ongoing and periodic basis including written reviews and provide timely feedback/coaching.

Initiate corrective discipline such as verbal and written reprimands and recommend suspension or discharge as necessary to correct unsatisfactory conduct or performance.

Approve and monitor vacation and sick leave requests.

Keep accurate records of absenteeism, performance and progress of employees.

Receive and respond to building occupant requests as appropriate.

Communicate effectively with principal, business manager, building staff and other department supervisors.

Coordinate building events, setups and other activities including scheduling of HVAC equipment and lighting.

Ensure custodial equipment is maintained and operated according to manufacturers’ recommendations.

Initiate and recommend operations and capital improvement budgetary needs.

Order building custodial supplies to maintain appropriate levels of inventory.

Solicit vendor quotes to ensure competitive pricing and quality products and/or services.

Ensure all mechanical heating and cooling systems are monitored within legal limits of state and local laws.

Ensure completion of all periodic safety inspections, documentation and maintain records.

Establish and maintain sustainable cleaning standards, cleaning zone maps, and cleaning assignments for each staff member with stakeholder input.

Set goals and assess performance of all custodians.

Inspect the quality of the custodial work to insure that the services provided meet the established standards.

Conduct research and work collaboratively with the facilities operations team and industry experts to establish efficient housekeeping means and methods.

Oversee contractor performance for projects completed inside the facility.

Assess facility improvement needs and provide recommendations to the Coordinator of Facilities Operations.

Assign all yard work tasks to maintain district standards including watering, mowing, trimming, pruning shrubs, trees, weeding, removing paper and debris from school yard and along fence lines.

Assume responsibility for snow removal and keep sidewalks free of ice.

Perform other comparable duties as assigned.

Education and Knowledge Requirement Minimum of a high school diploma or GED.

Essential Knowledge and Specialized Subject Knowledge

Plan, design and deliver training.

Communicate both written and oral.

Supervise, analyze and assess.

Collaborative problem solving.

Operate and maintain all building mechanical and cleaning equipment.

Proper operation of building automation systems.

Boiler water treatment program and chemicals required.

Knowledge of hand, power, diagnostic tools and equipment required in the performance of the job.

Knowledge of applicable laws, rules, codes, and guidelines pertaining to right-to-know and custodial/facility operations.

Knowledge of all safety precautions applicable to trade.

Knowledge of fundamentals and procedures of HVAC operation, repair and proactive/reactive maintenance.

Knowledge of the application, use and proper storage of all chemicals used in performance of the job.

Knowledge of hazardous waste disposal.

General knowledge of principles of general repair and maintenance in mechanical, electrical, steam, air system, carpentry, masonry, or plumbing.

Knowledge of cleaning techniques and materials.

Knowledge of building structures and maintenance functions required to operate efficiently at minimal cost.

Required Work Experience Five years of experience as a building engineer preferred, with at least eight years in the field of housekeeping and/or facilities maintenance.

License and Certification Must have Minnesota Chief C Boiler license upon hire. If the building has a pool, must obtain CPO license within six months of employment.

Maintain accurate and current records.

Salary Minimum starting salary of $91,841 + $3,000 annual differential.

Work Schedule and FTE 225 days per year; Full-time.

Classifications and Pay Grade 114.

Desired Start Date February 1, 2026.
