Job Purpose
The Part-Time Leasing Consultant plays a critical role in driving occupancy and delivering an exceptional resident and prospect experience in a highly competitive student housing market. This role serves as the front line of the community, responsible for leasing, marketing, resident engagement, and operational support, with increased responsibility during peak leasing periods, including Turn and Summer operations.
Leasing Consultants directly influence the success of the community through strong sales execution, consistent follow-up, and excellent customer service to students, parents, and university partners.
Primary Duties & Responsibilities Responsibilities include, but are not limited to, those assigned by the Community Manager or Assistant Community Manager.
Leasing & Sales
Greet, tour, and lease apartments to prospective residents in alignment with occupancy and leasing goals
Effectively communicate community features, pricing, and lease terms to students and parents
Follow Fair Housing laws and company policies in all interactions
Execute sales techniques to overcome objections and close leases
Maintain accurate prospect, applicant, and resident records in Entrata
Customer Service & Resident Relations
Provide excellent service to current residents, prospects, and guests
Respond promptly to calls, emails, voicemails, and walk-ins
Support resident retention and renewal efforts throughout the leasing cycle
Assist with resident questions, concerns, and follow-up coordination
Marketing & Outreach
Conduct outside marketing and outreach initiatives as directed
Maintain strong knowledge of local competitors, pricing, specials, and market trends
Ensure the leasing office, model units, and tour path remain clean, presentable, and tour-ready at all times
Administrative & Operational Support
Process applications, lease paperwork, and required documentation accurately and timely
Coordinate with the maintenance team to ensure units are move-in ready
Assist with work order entry and resident follow-up as needed
Support daily opening and closing procedures of the leasing office
Turn & Peak Season Responsibilities
Support high-volume leasing and move-in activity during Turn season
Assist with roommate matching and move-in coordination
Communicate resident needs, concerns, and unit issues to the management and maintenance teams
Work extended hours, weekends, and evenings as required during peak periods
Support summer leasing efforts, including local marketing, tours, and events
Schedule & Availability Requirements
Must be available to work weekends and evenings on a regular basis
Increased hours and schedule flexibility required during peak leasing seasons (Spring, Summer, and Turn)
Ability to work long hours during high-volume periods as business needs require
Qualifications
Professional, energetic, and customer-focused demeanor
Strong sales, leasing, or customer service experience preferred
Ability to engage effectively with students, parents, and university partners
Excellent communication, listening, and interpersonal skills
Highly organized with strong attention to detail
Ability to multitask and perform well in a fast-paced, high-volume environment
Comfortable working independently and as part of a team
Ability to maintain confidentiality and follow company policies
Willingness to accept coaching and constructive feedback
Education and Experience
High school diploma or GED required
College coursework or Bachelor’s degree preferred
Previous student housing, leasing, sales, hospitality, or customer service experience preferred
Systems and Technology
Proficiency with Microsoft Word and Excel preferred
Experience with Entrata or similar property management software preferred
Physical & Work Environment Requirements
Combination of office and outdoor work environments
Frequent walking, standing, climbing stairs, and touring the community
Ability to lift up to 10+ lbs as needed
Exposure to changing weather conditions during tours and marketing activities
