The Investment & FP&A Analyst is a core member of Cima’s private equity team, supporting the full lifecycle of real estate investments across multiple asset classes and capital structures. This highly analytical, execution‑focused role includes underwriting, capital stack evaluation, promote and waterfall modeling, portfolio analytics, sourcing support, and the development of internal financial and data systems. The Analyst will work directly with principals and senior leadership in a fast‑paced, high‑output environment.
Within the first year, Analysts will have supported $100M+ in transactions across multiple investment vehicles, gained exposure to complex deal mechanics such as promote structures and co‑invest programs, and played a meaningful role in advancing Cima’s FP&A and data platforms. This position offers accelerated, institutional‑caliber experience and significant responsibility within a lean, high‑performing private equity platform.
Responsibilities
Underwriting & Modeling
– Build and maintain detailed financial models and sensitivity analyses to evaluate deal feasibility, capital structures, and operational turnaround scenarios across both real estate and operating businesses.
Deal Analysis & Structuring
– Participate in capital stack design, promote and waterfall modeling, and fund‑level return analysis to support investment committee decisions and sponsor‑side structuring.
FP&A & Portfolio Reporting
– Build and maintain live forecasts across a $100M+ private equity turnaround portfolio; track property performance, budgets; prepare variance and KPI analyses.
Capital Markets Support
– Contribute to offering memoranda, lender packages, and investor presentations
Process Automation
– Streamline investment and reporting workflows through Excel automation, Power BI dashboards, and Python/SQL tools.
The ideal candidate will be based in Irvine/Orange County, California and will be available to work on‑site in a local Cima office. Team members may be expected to travel and occasionally work outside normal operating hours based on transaction timelines, market conditions, and project deadlines.

Bachelor's degree in RealEstate, Finance, Economics(or other related field)
