Overview
Maintenance Technician II provides general and specialized maintenance to rental housing units. The role includes preparing units for new occupants, performing routine repairs, and troubleshooting problems in areas such as air conditioning, plumbing, electrical, painting, and carpentry. The technician works outdoors in all weather conditions and in tight spaces such as attics and crawl spaces.
Responsibilities
Respond to service requests for furnaces, air‑conditioning systems, appliances, water heaters, solar collection systems, and general plumbing, carpentry, painting, and other maintenance items.
Perform skilled work in HVAC, plumbing, electrical, appliance repair, or locksmith trades requiring advanced knowledge and troubleshooting abilities.
Maintain equipment such as tools, gauges, Freon recovery systems, snakes, drills, and demonstrate safe and proficient operational knowledge.
Use proper equipment, chemicals, and personal protective equipment (PPE).
Follow a preventive maintenance program for heating and ventilation systems, including filter replacement and other required maintenance.
Assist in making vacated units ready, including painting, sanding, varnishing, floor tile removal and replacement, ceramic tile replacement, drywall repair, fixture repair or replacement, floor stripping, waxing, polishing, window repair or replacement, and exterior cleanup as required.
Perform emergency maintenance for sewage backups, water main or lateral breaks, fires, weather‑related damage, water leaks, appliance repairs, and other emergencies.
Correct unsafe conditions in a timely manner.
Provide driving for company business using a company vehicle or personal or rental vehicle for more than 50% of the time.
Qualifications
High School Diploma, GED, or equivalent with advanced training or certification.
Journeyman or licensed in building maintenance, or one or more skilled trades.
Acceptable on‑the‑job experience in building maintenance or a skilled trade.
Five or more years of residential maintenance experience.
Strong knowledge of Building Maintenance and specialized knowledge in electrical, HVAC, plumbing, appliance repair, or locksmith.
Must work outside in all weather conditions and lift weights up to 50 pounds regularly and above 50 pounds occasionally.
Team player who pays close attention to detail and can prioritize in a fast‑moving environment.
Excellent communication and interpersonal skills, with the ability to interact effectively with a wide range of people.
Basic computer knowledge.
Reliable attendance and punctuality.
Valid driver’s license and EPA certification within 180 days required.
