Summary
The Building Manager is responsible for the overall operation, maintenance, and safety of the Cosm venue and its facilities. This role ensures all building systems, infrastructure, and grounds remain in excellent condition, meet regulatory requirements, and support a safe and efficient environment for all team members ("Cosmnaut's") and customers ("Fans")! The Building Manager oversees maintenance, janitorial, and manages contractors; and leads all preventive and corrective maintenance activities. The ideal candidate is highly organized, technically knowledgeable, and experienced in managing complex facilities within a large venue environment. Responsibilities
Oversee daily operation and maintenance of all building systems, including HVAC, electrical, plumbing, life safety, and mechanical equipment. Ensure all building facilities adhere to safety standards, cleaning procedures, and regulatory compliance requirements. Organize and manage building installations, repairs, and refurbishments. Maintain a comprehensive preventive maintenance program and ensure all tasks and inspections are logged in the CMMS (or applicable system). Respond promptly to facility alarms, emergencies, and equipment failures. Ensure compliance with local, state, and federal building codes, OSHA regulations, and organizational safety standards. Conduct routine inspections of facilities, equipment, life-safety systems, and grounds, documenting and addressing any deficiencies. Partner with Cosm Security team & local municipalities to align safety and security practices across the venue. Interview, hire, train, supervise, coach, and discipline facilities staff to ensure efficient department operations. Schedule, direct, and evaluate team members work assignments and performance. Coordinate and oversee contractors and vendors (e.g., HVAC, electrical, janitorial, landscaping, fire/life safety). Lead department meetings and maintain effective communication across teams. Manage and execute small-scale facility improvement projects (including painting, patching, and minor plumbing/electrical work). Assist in planning and maintaining the facilities budget, including forecasting, cost control, and procurement. Maintain accurate records of maintenance work, inspections, permits, equipment warranties, and capital assets. Oversee the maintenance and appearance of the venue grounds and ensure landscaping is maintained. Support venue operations and events by ensuring building readiness and coordinating facility needs. High School Diploma or equivalent preferred. 5+ years of facilities management or equivalent experience. Advanced mechanical and plumbing skills. Knowledge of HVAC and other building systems. Ability to lift heavy objects and do other labor-intensive tasks. Excellent time management and multitasking skill. Basic understanding of accounting and finance principles. Great leadership and problem-solving skills. Strong strategic thinking and creative problem-solving skills. Excellent verbal, written and interpersonal communication skills. Acute sense of judgment, tact and diplomacy. Position requires constant walking, climbing stairs, lifting and carrying 50 lbs.+ and occasional sitting. Certified Facility Manager (CFM) credential, or equivalent. Experience planning and maintaining facility budgets.
