Job Title: Property Manager (Entry–Mid Level) Property Type: Retail Shopping Center Reports To: Senior Property Manager / Director of Property Management Position Summary
The Property Manager is responsible for the day-to-day operations, financial performance, tenant relations, and physical condition of a retail shopping center. This role is ideal for an entry- to mid-level professional seeking hands‑on experience managing retail assets while working under the guidance of senior leadership. Relevant experience is preferred for the entry-level position. Key Responsibilities
Property Operations – Oversee daily operations of the shopping center to ensure a clean, safe, and well‑maintained environment – Coordinate with vendors, contractors, and service providers for maintenance, repairs, landscaping, janitorial, and security services – Conduct regular property inspections and ensure compliance with safety and operational standards – Respond promptly to tenant requests, issues, and emergencies Tenant Relations – Serve as the primary point of contact for retail tenants – Foster positive landlord‑tenant relationships and address tenant concerns professionally – Assist with tenant move‑ins, move‑outs, and store openings – Enforce lease terms and property rules consistently Financial Management – Assist in preparing and managing annual operating budgets – Review and approve invoices; track expenses and variances – Support rent collection, CAM reconciliations, and delinquency follow‑ups – Assist with financial reporting, including monthly and quarterly reports Lease Administration – Maintain accurate lease files and property records – Assist with lease abstracts, amendments, renewals, and compliance tracking – Monitor critical lease dates and ensure timely follow‑up Marketing & Property Enhancement – Coordinate with marketing teams or vendors on center promotions and events – Support initiatives to improve tenant sales, foot traffic, and overall center appearance – Identify opportunities to enhance property value and operational efficiency Compliance & Risk Management – Ensure compliance with local, state, and federal regulations – Assist with insurance requirements, incident reports, and risk mitigation efforts Qualifications
Education & Experience – Bachelor’s degree in Business, Real Estate, Finance, or a related field preferred – 1–5 years of experience in property management, retail operations, or commercial real estate (entry‑level candidates with strong internships or relevant experience encouraged to apply) Skills & Competencies – Strong organizational and time‑management skills – Excellent written and verbal communication skills – Customer‑service mindset with professionalism and discretion – Basic financial and budgeting knowledge – Ability to manage multiple priorities in a fast‑paced environment – Proficiency in Microsoft Office (Excel, Word, Outlook); property management software a plus Other Requirements
Ability to walk the property and conduct inspections Availability for occasional evenings or weekends as needed Valid driver’s license may be required Preferred Qualifications (Mid‑Level)
Experience managing retail shopping centers Familiarity with CAM reconciliations and retail lease structures Real estate license or working toward professional certifications (e.g., CPM, RPA) Compensation & Benefits
