Base Pay Annual Bonus Role Overview
High Country: Private Equity Search has retained a real estate private equity firm to hire an Investment Associate. The firm manages approximately $5B of assets under management and is pursuing strategic growth through institutional capital raises. Key Responsibilities
Deal Screening : Review Offering Memorandums and preliminary deal data to evaluate alignment with investment criteria. Core Underwriting : Build sophisticated financial models (Excel and Argus Enterprise) for prospective acquisitions, including cash flow projections, waterfall distributions, and sensitivity analyses. Deliverable Production : Draft Investment Committee memorandums, investor decks, and due diligence summaries with 100% data integrity and professional formatting. Due Diligence Coordination : Manage day‑to‑day acquisition process, organize virtual data rooms, conduct site visits/market comparisons, and review third‑party reports to identify deal risks. Legal & Closing Support : Review schedules and partnership documents within Purchase and Sale Agreements, ensuring accurate closing statements and prorations. Capital Markets Support : Prepare financing packages for prospective lenders and evaluate loan term sheets to optimize the capital stack. Investor Relations : Aggregate property‑level data and market research to respond to senior leadership inquiries. Disposition Execution : Prepare marketing materials, coordinate with brokers, and manage buyer due diligence during the exit phase. Market Networking : Track market transactions and maintain a database of industry contacts (brokers, appraisers, peers) to enhance local market intelligence. Qualifications & Experience
Bachelor’s degree in finance, real estate, or related field. 3+ years of experience in real estate private equity, investment banking, or related role. Strong financial modeling skills in Excel and Argus Enterprise. Excellent written and verbal communication with data integrity focus.
