Job Summary The Property Manager is a business leader who focuses on resident customer service and manages operations, leasing activity, renewals, collections, financial reporting, supplies, and communications for an assigned residential property. The role manages the day‑to‑day operations, leads a team, oversees budgets, and ensures compliance with company policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other relevant regulations.
Essential Duties
Manage day‑to‑day operations.
Inspect property regularly and verify condition of vacant units.
Handle daily property requirements and maintain long‑range capital improvements planning.
Ensure all monies received are deposited and recorded daily and maintain proper bookkeeping procedures.
Compile weekly/monthly property status reports.
Respond promptly to resident concerns, comments, and/or complaints.
Prepare proper move‑in paperwork, keys, and remotes for new residents.
Operate the office in a professional, clean, uncluttered manner.
Inspect make‑ready apartments prior to move‑in.
Maintain and/or create a resident renewal program to encourage retention.
Create a sense of community while maintaining non‑fraternization policy.
Manage property maintenance with the maintenance team.
Respond to repair requests and evaluate timely completion of work orders.
Maintain required permits for operating the property (e.g., pool, elevator).
Monitor electric, water, and gas usage.
Maintain and manage all financial responsibilities.
Approve and submit invoices for payment in a timely manner.
Maintain accurate records of property transactions (rent rolls, delinquency reports, move‑in/move‑outs).
Complete variance reports and other weekly reports.
Manage and monitor rental collection.
Ensure timely posting of rent and other charges.
Ensure proper legal notices are given and deadlines met concerning eviction, writs, and court hearings.
Ensure compliance with community policies and lease agreements; respond to violations and communicate with residents.
Assess move‑out condition of apartments and send final disposition statement.
Immediately inform and refer any liability or legal claims to the Regional Manager or corporate office.
Manage and mentor a cohesive property management team, oversee hiring, training, performance reviews, and payroll.
Coordinate orientation, ongoing training, and safety training for staff.
Report workers’ compensation issues immediately to carrier, management, and HR.
Manage, create, and monitor marketing activities; understand market impact on occupancy and income.
Assist with marketing surveys and strategies to secure prospective residents.
Supervise the leasing team to ensure property's full occupancy.
Perform other duties as assigned to support property operations.
Requirements Required
High school diploma or GED.
Minimum two years’ experience as a multi‑family property manager for HUD/LIHTC property.
Working knowledge of OneSite or other property management software.
Reliable transportation, valid driver’s license, and vehicle insurance.
Proven ability to market properties.
Strong communication and customer service skills.
Preferred
CAM, ARM, or CCRM certification.
Bilingual or multilingual skills.
