Construction Technician III – Tricon Residential

The Construction Technician III will be responsible for cleanup, repair, and replacement of various household items in vacant properties to ensure a safe and attractive living environment for residents.
This position is provided a van that employees use daily; a valid driver's license is required.
Key Responsibilities
Communicate clearly, compassionately, and with empathy when speaking with team members, residents, and vendors.
Provide exceptional customer service when interacting with team members, residents, and vendors.
Coordinate with the Assistant Construction Manager, Project Coordinator, and/or Construction Superintendent to prioritize tasks throughout the day.
Respond to and complete service requests in a professional and timely manner.
Maintain a clean and safe work environment.
Repair HVAC systems, including:
Diagnose and troubleshoot using diagnostic tools and equipment to assess the root cause of problems.
Clean and maintain air filters, coils, evaporators, condensate drain lines, and pans.
Repair or replace components (thermostats, fans, motors, belts, capacitors, contactors, relays, compressors, etc.).
Handle refrigerant: check, charge, and repair leaks.
Perform electrical work: inspect and repair connections, replace faulty wiring or circuit breakers.
Inspect ductwork, seal leaks, measure airflow and pressure, repair or replace damaged ducts.
Educate residents about the issue and repair process and offer maintenance tips.
Repair or replace faucets, sinks, toilets, water heaters, garbage disposals, drain lines, and other minor plumbing repairs.
Repair or replace caulking, grout, and various crack fillers as needed.
Test for electrical current and troubleshoot minor electrical repairs.
Repair or replace outlets, switches, breakers, GFCI’s, 3‑way switches, light fixtures, ceiling fans, and other minor electrical items.
Repair or replace pre‑hung doors, locksets, doorknobs, strikers, latches, hinges, door stops, lockboxes, and other hardware.
Repair or replace windows, screens, blinds, and other minor window repairs.
Repair or replace baseboards, door casings, trim moldings, quarter rounds, base shoes, etc.
Repair or replace cabinet doors, drawers, cabinet hinges.
Repair wall holes, texture, touch up, and paint walls and trim.
Apply insect/pest sprays and indoor foggers.
Install complete Smart Home systems.
Accurately fill out timesheets and enter required data into work orders.
Utilize technology (work order system, inventory tracking system, company vehicles) to drive productivity and continuous improvement.
Qualifications
Skilled in installation, troubleshooting, and repair of the above items.
Experience leveraging technology (laptop, iPad, iPhone, etc.).
Ability to work on‑call and overtime hours as needed.
Effective written and verbal communication with team members, residents, and vendors.
Wears Personal Protective Equipment (PPE) while working.
Minimum Requirements
EPA 608 Certification for Refrigerant Management (Type II or Universal).
High school diploma or GED.
Five years of maintenance/maintenance or construction background.
Daily travel between properties.Ability to work in environmentally and physically challenging conditions.
Ability to lift objects weighing 50 lbs or more regularly.
Strong verbal and written communication skills.
Physical Demands
Frequently required to sit, talk, and hear.
Regularly required to stand, move, grasp, squeeze, reach, push, pull, twist, reach overhead, stoop, kneel, squat, bend, and crouch.
Regularly required to climb and descend stairs and ladders.
Regularly required to lift, carry, and move up to 50 pounds.
Vision abilities: close vision, distance vision, and depth perception.
If driving a company‑provided vehicle: coordinating hands and feet while driving safely.
