Job Description Founded in 1990, Common Interest Management Services is a full-service homeowners' association management (HOA) company, and a subsidiary of Associa, serving over 400 associations and more than 40,000 homes in the Bay Area. Our associations range in size from 25 units to more than 1400 units each. We currently have seven local offices in Danville, San Mateo, Campbell, Stockton, Brentwood, Modesto, and Novato with over 200 employees serving customers in these local markets. The
HOA Maintenance and Grounds Foreman , located in Concord, oversees all groundskeeping and maintenance operations within the HOA community. This role supervises staff, coordinates work schedules, ensures high quality upkeep of common areas, and maintains a safe, clean, and attractive environment for all residents. The Foreman serves as the primary point of contact between the maintenance team, contractors, and HOA management.
Essential Duties And Responsibilities Supervision and Leadership
Lead, train, and supervise groundskeepers, maintenance workers, and seasonal staff.
Assign daily tasks, set priorities, and monitor work quality and productivity.
Ensure all work is completed safely, efficiently, and to HOA standards.
Groundskeeping oversight: lawn care, landscaping, and tree, slash, shrub maintenance throughout common areas.
Irrigation systems, including inspections, adjustments, repairs, and seasonal preparation.
Seasonal tasks: leaf cleanup, watering schedules, etc.
Maintenance Management
Conduct routine inspections of buildings, amenities, and community infrastructure (pools, clubhouses, lighting, walkways, etc.) and oversee general building maintenance including plumbing, electrical, carpentry, HVAC, space checks, and minor repairs.
Ensure preventive maintenance schedules are carried out on equipment, facilities, and machinery.
Administrative and coordination duties: respond to daily work orders and maintenance requests, complete monthly reports to HOA board of directors, verify hours and absences of HOA maintenance and landscaping personnel, maintain records of maintenance activities, inspections, repairs, and supply usage, manage inventory of tools, materials, and equipment; request replacements as needed.
Coordinate with the HOA board/property manager regarding budgets, project planning, and community concerns.
Oversee and evaluate work performed by vendors and contractors.
Other duties as assigned.
Safety and Compliance
Enforce safety protocols for staff and ensure all equipment is operated properly.
Ensure compliance with HOA policies, local regulations, and building codes.
Identify hazards or risk areas and take corrective action promptly.
Requirements Qualifications
Proven experience in groundskeeping, landscaping, and building maintenance (3-5 years preferred).
Computer skills required to conduct tasks including work orders, hours, and reports.
Supervisory or leadership experience required.
Strong knowledge of irrigation systems, landscaping equipment, and facility maintenance trades (plumbing, electrical, carpentry, HVAC basics); ability to read technical manuals, blueprints, and maintenance documentation.
Strong organizational, communication, and team management skills.
Ability to lift 50 lbs, work outdoors in various weather conditions, and perform physical labor.
Valid driver’s license; relevant certifications (pesticide applicator, maintenance tech, equipment safety) preferred.
Work Environment
Primarily outdoor work with indoor tasks as needed.
May require occasional on‑call or after‑hours availability for emergencies.
