The Regional Maintenance Manager leads maintenance operations across multiple communities, ensuring safe, efficient, and well-maintained properties. This role partners closely with Property Managers and onsite teams to drive preventative maintenance, oversee recurring capital projects, and improve operational performance. You’ll mentor maintenance teams, manage vendor relationships, and implement best practices that protect asset value and enhance the resident experience. Pay based on experience:
$75,000 - $85,000 How you will be successful
Provides operational and technical support to Property Managers and Maintenance Supervisors by creating operational efficiencies, troubleshooting, and ensuring maintenance performance standards are met; this may include scheduling work orders, make-readies and on-call schedules in the absence of a maintenance supervisor. Establish relationships with contractors and vendors to negotiate best contract & bulk pricing such as landscaping, snow removal, freon, ice melt, sanitizer, etc. Coordinates Recurring Capex projects with property management to include phasing, staging and site logistics and maintain ongoing communications with stakeholders regarding project timelines and progress to ensure needs & expectations are consistently exceeded; escalate any issues or concerns as needed. Implements opportunities for efficiencies through processes and materials selections/standardizations, including green initiatives when applicable. Regularly inspects facilities to identify maintenance needs, safety hazards, and areas for improvements. Develops and implements preventative maintenance programs to minimize equipment downtime and extend the life of assets. Participates in hiring, training and mentoring maintenance staff, providing one-on-one support and guidance, and ensuring they have the skills and knowledge to perform their duties effectively. Conducts quarterly maintenance meetings. Participates in property inspections with lenders, investors, and senior leadership; resolve issues as needed. Contributes to ongoing improvement of internal processes providing best practice recommendations. Minimum of five years’ experience in the multifamily industry, previous supervisory experience preferred EPA certification Type I and II, or Universal and CPO certification required Strong knowledge of HVAC, electrical, and plumbing; CAMT certification preferred but not required Working knowledge of jobsite safety procedures Strong project management and organizational skills to effectively manage multiple projects simultaneously Compelling communicator with strong negotiating, interpersonal, and communication skills Demonstrated leadership and coaching skills with ability to mentor and develop others Proven ability to maintain composure against obstacles; solving problems with keen insight Adept at building relationships and working in a team environment with proven track record of sharing ideas, providing encouragement, building on other’s ideas, giving due appreciation and bringing out the best in others Mills Properties, Inc. is an Equal Opportunity Employer.
