Requirements

1-3 years Maintenance experience (apartment maintenance experience preferred)

Troubleshooting and problem‑solving skills

Budget or basic business finance helpful

Refrigeration certification (type 2 or universal) or obtain in the first 90 days of employment

Valid driver’s license (free from major moving violations) and dependable transportation

Physical Requirements

Must be able to use various hand tools and test equipment

Must be able to bend, stoop, and kneel for extended periods of time

Must be able to push and pull up to 300 pounds on wheels

Must be able to lift up to 50 pounds

Must be able to climb ladders of up to 40 feet in height

Must be able to use a hand‑truck

Responsibilities

Assist in all maintenance requests, preventative maintenance, and amenity area maintenance for the apartment community

Complete maintenance work orders for residents (service appliances, plumbing, HVAC systems, minor electrical, gate systems, pool operations, etc.)

Respond and resolve emergency maintenance requests for after business‑hours calls (weeknights, weekends, and holidays)

Prepare vacant apartments to make rent ready

Perform preventative maintenance work

Keep the maintenance shop clean and organized; maintain adequate stock/inventory of parts for equipment, appliances, etc.

Interact directly with residents

Maintain logbooks and databases; enter service requests and status updates into database

Assist in monitoring contractor work performance

Support the Service Manager in meeting budget responsibilities

Follow and promote company policies and procedures

Make customer service a priority

If the property does not have a housekeeper, perform light cleaning duties such as cleaning models, club houses, leasing office, emptying trash, cleaning the grounds and amenity areas, etc.

Maintain all amenity areas (pool, compactors, weight rooms, parking decks, etc.) in clean, orderly, and working conditions

Customer Service Responsibilities

A clean and neat uniform must be worn when working on any PAC property, including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to PAC policy

Communicate with residents and prospects in a manner consistent with PAC's standards

Read and/or listen to resident requests/complaints

Receive resident complaints in a calm, open, and professional manner

Solve problems quickly, usually within 24 hours, or contact supervisor for immediate assistance

Deliver newsletters, correspondence, etc. to residents' apartments

Coordinate, set up, attend, and clean up after resident functions (food, tables, display areas, etc.) as requested by the General Manager

Special Physical Requirements

Move appliances between apartments on opposite ends of the property using a hand‑truck up one to three flights of steps; weights range from 75 to well over 300 pounds

Move commercial laundry machines (single washing machines and/or stacked dryers) weighing 120 to 300 pounds

Remove or transport building structure materials weighing several pounds to over 300 pounds

Maintain equipment such as exercise gear, gas grills, golf carts, car washes, and security gates, which may require lifting over 100 pounds

Perform resident service functions or upgrades, such as installing lighting or ceiling fans, which may require using a step ladder while lifting
