Position Summary As the Maintenance Technician, you will be a key team player in the upkeep of the property by responding to service requests and completing repairs promptly while possessing a strong background in plumbing, general carpentry, and appliance repairs.

Responsibilities
Provide exemplary customer service to all residents, proactively solving issues and creating a warm and welcoming environment.
Maintain the physical condition of the property using hand tools and power tools.
Pick up debris and remove other objects from the property.
Respond to issues outside of normal work schedule when required.
Clean out vacated apartments and assist the Groundskeeper with service requests as needed.
Address landscaping, snow, and ice removal issues.
Communicate effectively with residents and coworkers, even in difficult situations.
Operate computers and other technological devices to access email and company‑utilized software.
Meet task deadlines as assigned.
Follow all company policies and procedures.
Perform all other duties as assigned.
Essential Job Functions
Maintain cleanliness of property across parking lot, buildings, and all common areas.
Respond to service requests promptly and professionally.
Travel up to 10% of the time.
Qualifications
Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents.
Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently.
A passion for chasing excellence and providing exemplary customer service.
Required Certifications
EPA Section 608 Certification (HVAC) – required for technicians handling refrigerants in HVAC systems.
HVAC Certification – may include certifications such as HVAC Excellence or equivalent.
Preferred Certifications
OSHA 10 or OSHA 30 Certification.
CPO (Certified Pool Operator).
Plumbing or Electrical Licenses (depending on state requirements).
Physical Demands and Work Environment
Frequently sit, stand, and walk.
Regularly required to talk or hear.
Frequently required to use hands or fingers to handle or feel objects, tools, or controls.
Occasionally required to climb or balance, stoop, kneel, crouch, or crawl.
Occasionally lift and/or move up to 75 pounds.
Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
Noise level in the work environment is usually moderate to high.
Temperature in the workplace is typically moderate; ability to withstand seasonal cold and heat of the outdoors is required.
