Kontogiannis Terrace is seeking a reliable and motivated
Part‑Time Property Manager , to oversee the daily operations of our 50‑unit HUD Section 8 property for elderly residents in St. Clairsville, Ohio. The ideal candidate will possess strong leadership qualities and a commitment to providing high‑quality service to our community. This position is part‑time at approximately 25 hours per week.
Duties/Responsibilities
Manages and supervises the administration, maintenance, and general day‑to‑day operations of the property.
Coordinates and schedules general upkeep, repairs, and unit remodeling projects.
Determines whether repairs and/or maintenance are needed based on regular inspections of the grounds, facilities, and equipment.
Familiar with HUD terms of occupancy and provides information about the community to prospective tenants.
Ensures vacant units are turned and re‑leased in a timely manner, and applicants are prescreened and ready to occupy units as soon as they become available.
Maintains property records, including rent, maintenance, and property availability.
Describes and imposes lease guidelines and rules to tenants, visitors, and the community.
Responds promptly to and resolves tenant inquiries and emergencies.
Performs other related duties as assigned.
Required Skills and Abilities
Strong computer proficiency and mathematical ability.
Excellent interpersonal, organizational, and communication skills.
Ability to pass a background screening.
Preferred Qualifications
Previous experience in management or leasing is a plus.
Familiarity with HUD regulations and Section 8 occupancy guidelines is highly desirable.
