Gateway Management Company
Gateway Management Company is currently seeking a Property Manager for our Peaks of Dahlonega apartment community located in Dahlonega, GA. This position is responsible for managing daily operations of the side-by-side affordable housing communities, including general administration, compliance, maintenance, and employee management to achieve the financial and occupancy goals of the community.
Responsibilities
Meet or exceed company policies and goals for occupancy, rent collection, expenses, compliance paperwork, and facilities management.
Recruit, supervise, train, and assign job responsibilities to all office and maintenance associates working at the property.
Operate property in compliance with all IRS, Low Income Housing Tax Credit (LIHTC) and fair housing laws.
Oversee all aspects of maintenance and operations, including scheduling and coordinating contractors and vendors, ensuring timely completion of unit turnover and repairs, and maintaining a safe and healthy living environment for residents.
Maintain resident relations by responding to resident requests and complaints and taking appropriate actions.
Collect and monitor monthly rents and safeguard all monies received; post rents to resident accounts promptly and accurately.
Enforce lease provisions, including payment of rent, and report accidents and emergency situations to the Regional Manager/Corporate office by submitting an Incident Report.
Qualifications
Excellent verbal and written communication skills, strong customer service and leadership skills.
Creative outreach and marketing skills.
Comprehensive knowledge of multifamily operations, including people management, financial reporting, problem solving, sales, maintenance, and resident relations.
Must be able to access all apartment homes and parts of the community to show homes to potential residents and inspect all areas of the community.
Ability to visually inspect apartment homes, grounds, and other aspects of the community to ensure standards are met.
Ability to handle multiple tasks and prioritize duties.
Must possess mobility to work in a standard office setting and to use standard office equipment, including a computer, and attend meetings at various sites.
Experience in MS Office and basic computer skills; RealPage OneSite experience preferred.
Previous apartment management experience, low-income tax credit experience preferred.
Valid Driver’s License and automobile insurance.
Two years of previous property management experience with tax credit/LIHTC experience required. High school diploma or equivalent required, some college preferred.
