Property Manager
for Alture Westland in Hialeah, FL.
Essential Duties and Responsibilities
Prepare lease or rental agreements for lessees and collect specified rents and impounds.
Direct bookkeeping functions, or credit client accounts for receipts and debit accounts for disbursements such as mortgage, taxes, insurance premiums, management services costs, and maintenance and upkeep costs.
Arrange for alterations, maintenance, upkeep, or reconditioning of property as specified in management services or lessee agreements in accordance with the Annual Operating Budget.
Employ or contract security, maintenance, groundskeeping personnel, and onsite management personnel if required, in accordance with the Annual Operating Budget.
Purchase supplies and equipment for use on leased properties in accordance with the Annual Operating Budget.
Direct and report on the status of properties such as occupancy rates and expiration dates of leases.
Provide support and assistance to clients regarding financing, purchasing, or selling of property.
Prepare periodic inventory of building contents and property condition, and forward listing to the owner for review.
Contract utility companies to arrange for transfer of services for tenants.
Assist with the eviction of tenants in compliance with court orders from lawyer and owner.
Education and/or Experience Associate’s degree (A.A.) from a two‑year college or technical school; or six months to one year of related experience and/or training; or an equivalent combination of education and experience.
