Overview The Maintenance Technician plays a key role in delivering prompt and professional maintenance services within our multifamily residential portfolio. The role may support one specific property or multiple properties in a region, addressing service requests, performing skilled repairs, preparing vacant units for turnover, and maintaining overall appearance and safety. Working closely with property managers and residents, the Technician ensures a positive living experience by upholding high standards of care and responsiveness.
Location Swiss Meadows (Berne, IN)
Schedule Monday – Friday, 8:00 AM – 5:00 PM ET, on‑call rotation
Reports to Property Manager
Key Responsibilities Maintenance & Repair
Complete all assigned maintenance service requests and turnover work orders efficiently and professionally.
Perform repairs including plumbing, electrical, HVAC troubleshooting, appliance repairs, carpentry, and general maintenance tasks.
Conduct move‑in/move‑out inspections, ensuring units meet property standards.
Identify maintenance issues, determine required repairs, and complete work using proper tools and techniques.
Maintain work areas clean and organized, leaving job sites tidy.
Support preventative maintenance for mechanical systems and equipment.
Participate in a rotating on‑call schedule for after‑hours emergency maintenance.
Monitor property grounds for safety hazards, code violations, and general upkeep including landscaping, snow removal, and curb‑appeal tasks.
Resident Services & Communication
Provide excellent customer service by addressing resident concerns promptly, courteously, and professionally.
Collaborate with property managers to understand service priorities and ensure timely completion.
Represent the company professionally during interactions with residents, vendors, and team members.
Take ownership of assigned properties, fostering a positive living environment that supports lease generation and renewals.
Safety & Compliance
Follow all company safety protocols and comply with OSHA regulations.
Report hazardous conditions, safety violations, or maintenance concerns to management immediately.
Use proper personal protective equipment and adhere to safe work practices when operating tools or equipment.
Participate in safety meetings and contribute to a proactive safety culture.
Technology & Documentation
Utilize the company’s work order system to receive, update, and close maintenance requests in real time.
Maintain accurate records of maintenance activities, including service logs, inspections, and inventory tracking.
Submit required documentation, including photos or service notes, in accordance with company standards.
Monitor daily work orders and prioritize tasks based on urgency and resident impact.
Qualifications Education & Experience
High school diploma or equivalent required.
2+ years of hands‑on maintenance experience in multifamily or residential property management preferred.
Valid driver’s license and acceptable driving record required.
EPA Section 608 HVAC Certification preferred.
Skills & Competencies
Technical knowledge of residential building systems, repair techniques, and preventative maintenance practices.
Proficient in rental unit turnovers and skilled in diagnosing and repairing HVAC, plumbing, appliance, and electrical issues.
Ability to read and interpret blueprints, schematics, and technical manuals.
Strong communication and customer service skills, with the ability to interact professionally with residents, vendors, and colleagues.
Comfortable working independently and managing time effectively.
Dependable, responsive, and able to adapt to changing priorities and urgent needs.
Basic computer skills for using work order systems, email, and mobile apps.
Physically able to lift and move items up to 50 lbs.
