Position Summary At Elmington Property Management, we do things a little differently. Key Responsibilities
Provides exemplary customer service to all residents, proactively solving issues and creating a warm and welcoming environment.
Supervises maintenance and the physical condition of the property.
Utilizes hand tools and power tools for upkeep.
Oversees removal of debris and other objects from the property.
Responds to issues outside of normal work schedule when required.
Professional and timely responses to all work orders.
Ensures adherence to all company policies and procedures.
Performs all other duties as assigned.
Essential Job Functions
Supervises the workflow for the service staff and delegates workload.
Meets and exceeds budget expectations for expenditures.
Orders supplies, materials, and tools as needed.
Diagnoses problems and repairs major appliances, HVAC, plumbing, electrical, general carpentry, pool care, roof, and gutter repairs.
Addresses landscaping and snow/ice removal issues.
Communicates effectively with residents and coworkers, even in difficult situations.
Performs service requests correctly and promptly.
Opens computers and other technological devices to access email and company software.
Executes Elmington’s non‑negotiables for service work orders and vacant turn times.
Proven leader, forward thinker, innovative, and driven.
Performs all other duties as assigned.
Required Education or Experience
Required: Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
EPA Section 608 Certification (HVAC)
HVAC Certification (e.g., HVAC Excellence or equivalent)
Preferred certifications: OSHA 10 or OSHA 30, CPO (Certified Pool Operator), Plumbing or Electrical licenses as applicable.
Physical Demands and Work Environment
Frequently sit, stand, and walk.
Regularly required to talk or hear.
Frequently required to use hands or fingers to handle or feel objects, tools, or controls.
Occasionally required to climb or balance, stoop, kneel, crouch, or crawl.
Occasionally lift and/or move up to 75 pounds.
Vision abilities to include close vision, distance vision, peripheral vision, and the ability to adjust focus.
The noise level in the work environment is usually moderate to high.
Temperature is typically moderate, with ability to withstand seasonal cold and heat outdoors.
Travel Requirements
Travel up to 10% of the time.
