Maintenance Management: oversee maintenance operations of the community, including service requests, preventative maintenance, and coordination with staff and vendors. Plan, schedule, and respond to resident/management requests and work orders; ensure repairs and replacements for common areas and units. Inspect grounds, buildings, and features daily to identify hazards and ensure property safety. Manage maintenance supplies inventory within budget guidelines; maintain a preventative maintenance program. Maintain a well-organized maintenance shop adhering to safety standards and OSHA guidelines; promote safe work practices. Participate in unit inspections and assist with general upkeep of offices, common areas, and model units. On-call emergency participation at the community as needed. Allocate property resources, obtain bids, and manage vendor relationships to ensure quality and cost-effectiveness. Provide direction, monitor progress, and ensure timely completion of maintenance, construction, and rehabilitation activities. Supervise, train, and schedule maintenance staff under the Community Manager; monitor progress and provide guidance as needed. Support employee performance evaluations and ongoing training to meet Asset training benchmarks. Foster excellent customer service and maintain positive resident relations; enforce community policies as delegated by leadership. Qualifications

High School Diploma or Equivalent. EPA & CPO certification required; HVAC is desired. Basic computer skills and ability to operate on-site software; understanding of Fair Housing Laws and OSHA requirements. Physical Requirements

Regular mobility around the community; ability to work overtime, weekends, and on-call emergencies. Ability to move and lift objects 100+ lbs., operate tools and machinery, climb stairs, and work in various environments and weather conditions. Ability to work in confined spaces and at various elevations as needed. Licenses / Equipment

Must have reliable transportation due to emergency on-call requirement. Salary and Benefits

Salary Range: $17 per hour to $21 per hour. Full-time employees receive benefits including medical, dental, vision, life, disability insurance, 401K with employer matching, and paid time off where applicable, plus bonuses where noted in the total rewards package.
