Job Overview The Community Manager is responsible for the overall performance of their assigned property, including managing and directing onsite staff, leading leasing and marketing activities, performing market analysis, handling resident relations, and preparing/ managing property budgets.
This role covers Catawba Creek Apartments in Gastonia, NC.
Essential Duties and Responsibilities
Accountable for all aspects of the day‑to‑day operation of the assigned property
Ensure all physical aspects of the property remain fully functional and maintained in an attractive condition
Frequent interaction with residents, proactively responding to their needs and focusing on relationship development to achieve high resident retention
Achieve the highest possible net operating income through effective cost control
Manage the property efficiently and profitably within market conditions and Envolve Client Services Group goals
Develop yearly operating and capital budget plans while understanding their impact on NOI
Coordinate and supervise resident improvement and other capital projects
Monitor and enforce resident lease obligations
Understand and maintain strict adherence to state and federal Fair Housing Laws
Communicate effectively with site staff and ensure compliance with all personnel policies and procedures
Provide direction and oversight to property maintenance staff and ensure units/space remain market‑ready
Promote safe work practices and ensure overall site safety for occupants
Perform regular inspections and recommend/coordinate necessary maintenance projects
Bid, negotiate, and manage vendor service contracts and one‑time projects
Maintain knowledge of the property and competitive properties through consistent evaluation of market conditions and trends
Train and mentor office staff to implement sales and marketing materials that maximize rental income and occupancy
Ensure compliance with all applicable Affordable Housing programs, including HUD Subsidy, USDA, RD, LIHTC, HOME, and other state/local programs
Provide reports as required
Complete other tasks as assigned
Education and Work Experience Requirements
High school diploma or equivalent; some college preferred
Minimum of 3 years as a Community Manager or Assistant Community Manager (or equivalent experience)
Valid driver’s license required
HCCP Certification preferred
Specific Job Knowledge, Skills, and Ability
Strong financial management skills, knowledgeable in budgeting, forecasting, and cost control
Ability to work effectively and lead community staff in a fast‑paced, ever‑changing environment
Excellent multitasking skills and ability to meet deadlines
Professional communication skills with coworkers, residents, vendors, and corporate staff
Proficiency with Microsoft Office (Excel, Word, Outlook)
Experience with Yardi preferred
Willingness and ability to work weekends and holidays when business requires
Travel as needed for training and occasional business meetings
