$1,000 sign‑on bonus to be paid after 90 days of employment.

Position Summary As the Maintenance Supervisor, you will oversee the entire maintenance process for the property, ordering supplies, diagnosing maintenance problems, and performing service requests. A strong background in HVAC, plumbing, electrical, and general carpentry is required.
Knowledge / Skills / Abilities
Customer‑service focused.
Supervise workflow for the service staff and delegate workload.
Meet and exceed budget expectations for expenditures.
Order supplies, materials, and tools as needed.
Diagnose and repair major appliances, HVAC, plumbing, electrical (when no license is required), general carpentry, pool care, roof and gutter repairs.
Address landscaping issues and snow/ice removal.
Communicate effectively with residents and coworkers, even in difficult situations.
Perform service requests correctly and promptly.
Operate computers and other technology to access email and company software.
Successfully execute Elmington’s non‑negotiables for service work orders and vacant turn times.
Proven leader, forward‑thinker, innovative, and driven.
Essential Job Functions
Minimum 2 years of property maintenance and/or experience.
Effective communication.
HVAC or EPA Universal certification required.
Maintain the physical condition of the property.
Utilize hand tools and power tools.
Building maintenance and repairs.
Respond to issues outside of normal work schedule when required.
Accurately report all time worked by clocking in before begins work and out only when done.
Follow all company policies and procedures.
Other duties as assigned.
Specific Education or Experience
Required certifications within 60 days of employment if not already held:
EPA Section 608 Certification (HVAC).
HVAC Certification (e.g., HVAC Excellence).
Preferred:
OSHA 10 or OSHA 30 Certification.
CPO (Certified Pool Operator).
Plumbing or Electrical Licenses.
Physical Demands and Work Environment
Frequently sit, stand, and walk.
Regularly required to talk or hear.
Frequently required to use hands or fingers to handle or feel objects, tools or controls.
Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
Occasionally lift and/or move up to 25 pounds.
Vision abilities include close vision, distance vision, peripheral vision, and the ability to adjust focus.
Noise level in workplace is typically moderate.
Temperature is typically moderate; ability to withstand seasonal cold and heat outdoors is necessary.
Travel Requirements
Travel up to 10% of the time.
