Requirements

1‑3 years of maintenance experience (apartment maintenance preferred)

Troubleshooting and problem‑solving skills

Basic business finance or budgeting helpful

Refrigeration certification (type 2 or universal) or obtain within 90 days

Valid driver’s license free from major moving violations and reliable transportation

Physical Requirements

Use hand tools and test equipment

Bend, stoop, and kneel for extended periods

Push/pull up to 300 pounds on wheelsli>

Lift up to 50 pounds

Climb ladders up to 40 feet

Use a hand‑truck

Responsibilities

Assist with all maintenance requests, preventive maintenance, and amenity area maintenance

Complete maintenance work orders for residents (service appliances, plumbing, HVAC, minor electrical, gate systems, pool operations, etc.)

Respond to emergency maintenance requests after business hours (weekends, holidays)

Prepare vacant apartments for rent readiness

Perform preventive maintenance work

Keep the maintenance shop clean, organized, and stocked

Interact directly with residents

Maintain logbooks and databases; enter service requests and status updates

Monitor contractors’ work performance

Support the Service Manager with budget responsibilities

Follow and promote company policies and procedures

Prioritize customer service

Perform light cleaning duties as needed (model cleaning, club houses, leasing office, trash, grounds, amenity areas)

Maintain all amenity areas in clean, orderly, working conditions

Customer Service Responsibilities

Wear a clean, neat uniform; maintain personal appearance per PAC policy

Communicate with residents and prospects consistently with PAC standards

Read/listen to resident requests or complaints

Receive complaints calmly, open, and professionally

Solve problems quickly, usually within 24 hours, or contact supervisor

Deliver newsletters, correspondence, etc. to residents’ apartments

Coordinate, set up, attend, and clean up after resident functions as requested by the General Manager

Special Physical Requirements

Move appliances between units on opposite ends, using hand trucks up to 3 flights of steps; weights 75–300+ pounds

Move commercial laundry equipment (800–1200 lb) for repair/maintenance

Transport building materials as needed (several pounds to over 300 pounds)

Operate equipment requiring different physical exertion (exercise equipment, gas grills, golf carts, car washes, security gates)

Handle resident service functions requiring ladder use and lifting
