Overview

Maintenance Technician at Singh Management. The role provides maintenance services within the grounds, buildings, communities and parking lots to create a safe, comfortable and clean environment for residents and staff. Responsibilities include repairing and maintaining HVAC, electrical and plumbing systems, as well as community grounds and equipment. The technician works as part of a team and reports to the Maintenance Supervisor. Strong time management, problem-solving, and communication with team members and residents are essential. Responsibilities

Assist the maintenance team with unit preparation, upkeep of models, installation and removal of appliances, and general troubleshooting and repairs of minor mechanical, carpentry, and electrical problems. Maintain and perform preventative maintenance on HVAC, electrical and plumbing systems. Prevent and remove hazards to staff, residents and guests (e.g., tripping hazards). Walk through and prepare units for new residents. Lead minor work orders as assigned, including general repairs, paint touch-ups, lockouts, and other tasks as determined by the Maintenance Supervisor. May assist with snow removal as a back-up to snow removal contractors, and keep walkways around models and clubhouse clear of ice and snow. Work with IT in assisting with technical issues. Meticulous upkeep of the clubhouse, all applicable amenities, grounds and landscaping. Ensure the entire community is clean at all times, providing janitorial support when necessary, including deep cleaning when needed for residents. Respond to maintenance requests from residents. Be a part of the on-call rotation within the department. Complete all other duties as assigned by the Property Manager and assist with duties at other Singh communities as needed. Qualifications

Must be familiar with and know how to work with HVAC and electrical systems safely. Experience and/or formal training in an applicable trade. Working knowledge of tools, common appliances, and devices. Solution oriented, with a willingness to get the job done. Time management and organization. Basic computer skills. Must pass our internal Maintenance Technician exam. Physical Requirements

Constant use of manual dexterity, auditory and visual skills, with frequent bi-manual and fine motor tasks. Ability to follow written and oral instructions and procedures. Ability to recognize odors and flavors using sense of smell and taste. Frequent exposure to hot water, cleaning chemicals and related hazards. Exposure to heat and cold; ability to reach, bend, twist, squat, kneel, push and pull. Ability to lift/carry up to 50 pounds frequently, with occasional ability to lift 80 pounds. Ability to perform repetitive movements and to stand/walk for extended periods; ability to climb and maintain balance. Seniority level
